Help dumping my agent & canceling contract

Long story short, I'm under contract to purchase a home in Illinois (moving from out of state) and I feel like I'm being taken for a ride by my own agent as well as the sellers. I posted here previously but got worried the details would be recognized by someone, so I deleted the post--sorry. Now I'm so mad and done with this house that I no longer care, and will leave this up :) Here's a list of all the things that have happened: - Agent told me we can't get a land survey until after closing (even though there is a lot size discrepancy and it could mean losing about half an acre). - Agent didn't advise me to get a separate septic, well, and pest inspection. I had to insist we got them done, and then MAJOR issues turned up... Seller here. Currently in escrow for a vacant lot. 1) After going into escrow- the listing agent updated the listing to “contingent show”. What does that mean? 2) On the estimated closing costs, its lists that I have to pay a $250 transaction coordinator fee. I thought the listing agent pays for this. Should this have been mentioned on the listing agreement that I signed? Or can the agent just add this on without consulting me first? 3)On the listing agreement, it states a specific amount that will go to the buyer’s agent commission. Is it possible to become a real estate agent just to help out my friends and family? I know I can pass the exam, but would any broker hire me if I were to work only limited hours, like on weekends?

I have a full-time IT job that I love. I'm considering becoming a part-time real estate agent to help out friends and family. If necessary, I am willing to work weekends but limited hours on weekdays for the broker. Note: I am not expecting payment from friends and family. Seller is holding up closing and costing us money

We are buying and selling in NY. I got a call on Monday morning that we had the clear to close. Our rate was expiring on the wednesday. My attourney informs me that our buyers need to close by the end of the week because they're lease is up and that we will have to pay to keep our interest rate, I wasn't aware of this. I told them we can close by Friday. They have to coordinate with both the seller of the house were purchasing and our buyers. The sellers attourney doesn't get back to mine until Tuesday at 11pm saying Friday will work but they don't have there items out of the house and they'd either need 2 weeks or would need to be able to use the sheds on the property. Our buyers bank also ends up saying they need more time and want to extend for 2 weeks out. I agree depending on the fee we'll have to pay. Hey guys, need some advice. I leased my property with an agent, couple of months later I decided to sell it with same agent. Agent advised me to vacate the property so it can be ready for viewing and selling, I agreed. ESA expired and 30 days grace period expired too and property didn't sell. I told agent to put it back on lease. He said he will be he didn't and kept doing open houses. 5 months later agent left his firm and principal partner called me and said he is putting it back on rent. Property is onleaee for 4 months now and another estate agency approached me and I foolishly signed ESA with them without much consideration. I told my agent I have signed ESA with another agent and it would be better if you transfer lease authority to them so they can co-ordinate with tenants directly. Is this a good idea?

Long story short • me and my spouse are divorcing • We borrowed money from their grandparents to buy a fixer upper 4 years ago with the intent to pay it back after 2 years • We owe them $80k • We decided to sell even though the house isn't finished We might get enough to break even • I really want to keep the house and finish it(needs a lot of work) but no funds to do so • I have a friend that wants to own property • I had the idea that we sell it to them as is for $150k( they would have to get a loan) even though it's not worth it yet • I would pay the loan payment for them • I then take the money and pay the grandparents back and gives $5k to the ex (it's better than nothing) • Take the leftover $65k and put it into the house • The houses vaule increases and we could potentially sell for $200k if not more later on down the road Does this seem like a good idea? Lot size mismatch between county records and title after purchase agreement

Hi all, I am in a situation where a purchase agreement has completed, and escrow payments completed. The listing and king county records show a lot size of 6000 sq ft, but when I received the title after escrow payment, title shows 4000 sq ft. Visual inspection via google maps and my recollection of my visit indicates the reality is closer to 4000 sq ft as the next unit is the exact same size, which shows 4000 sq ft on king county records. My appraisal is scheduled tomorrow, and I have raised this with my broker/lender partners. My purchase agreement only has the appraisal and finance contingencies. Have 2 questions here: 1/ Do appraisers validate actual lot size or trust county records? 2/ If the appraiser result comes out as a green signal for the purchase price, is there anything else that legally allows me to back out without losing escrow? Selling a 15 year old house that previously had fire damage and was renovated to look brand new

We are planning to sell our house in the near future. We previously had some fire damage and the mainfloor interior was fully renovated. We added another 40-45k got extra things done like high end appliances, granite counters, lvp flooring, new carpet and paint downstairs, fireplace and built ins, under the cabinet lighting, etc. The house looks ultra modern and new and we have had no issues living here so far. We also had new roof last year due to hail damage and we are getting new landscaping along with new garage door. I would like to know what to expect and what other things that needs to be done, so the home sale proceeds smoothly and the new buyers can also have happy, peaceful life in the house without any issues related to the house. Uncle sold my father's property without my knowledge (I am being deprived of my inheritance)

Hi everyone, I am the only child of my father, who was a dual citizen of the U.S. and the Philippines. Before my father passed away, he assured me that he had taken care of my future and named me as his beneficiary. My father passed away in the Philippines, and soon after his death, my uncle was insistent about obtaining his death certificate, not giving me any informations on where he will use it. Suspicious of his intentions, I avoided giving it to him. Months later, I reported my father's death to the U.S. authorities, and they mailed the death certificate to my address. However, I discovered that my mail, including the death certificate, was stolen by my uncle without my knowledge or permission. Shockingly, I later found out that my uncle sold my father's property in the U.S. without informing me. Buying a European Villa

I have questions about villas. Now and again, I'll take a nosey online at villas in the south of Spain, Portugal, France, and the like, and often these gorgeous villas are almost suspiciously cheap. I remember a few years ago in a local shopping mall there was a pop-up stand at the back for a few weeks, advertising beautiful villas in the aforementioned places, and these incredible-looking homes were anything from €65,000 to €85,000. I've often wondered why these sexy homes in beautiful surroundings were so cheap. I mean, compared to what you get for 100k here, the 80k villa looks way more appealing. The main question I have around this is - let's say there was a €65,000 villa available to buy in one of these places, and you bought it, could you literally just move there and live in it? California Prop 13/19

Sorry if this is a redundant/silly question - I’m young and not sure where to start. My dad is deceased and both my brother and I live on our own, so my mom was the only one living in my childhood home w extremely low property tax. She recently passed away so my older brother was hoping to buy her house and inherit the low property tax. He would live in this house as his primary residence. Buyers had terrible realtor

Just a fun little story from when we sold our house. We had a realtor no show for a showing, which was quite annoying since we had to vacate the house with a toddler, dog, and cat. Apparently the agent thought the house was vacant and she could just go whenever?? So five hours later she asks if she can come, we don’t need to leave as the buyers aren’t with her. Sure, whatever. Apparently the buyers had seen the house from the outside (???) and she was doing a video tour to show them the inside. I’m in FL and they’re in Cape Cod. We did have a couple show up and knock on our door so I asked the agent if it was them…. She didn’t even know!! I was shocked. But anyways, she does the video. She loved our little house. Great. I was stunned at how unprofessional she was. Reeked of cigarette smoke and just her entire presentation, but I guess she wasn’t meeting with her clients that might be why. Next Steps After Stucco Inspection

Hi, looking for some perspectives on reasonable course of action in this situation. Have an offer in on a home in Southeastern PA. Like most areas, houses do not stay on the market long here these days. This house was on the market for 2-3 months in the winter, no bites. According to seller agent, feedback was that “crazy interior paint” was a turn off….they repainted, put it back on market in early summer. It sat for 3 weeks until we looked at it. Our agent felt it was a bit overpriced…cute house but was priced on par with newly renovated homes in the area (this had an addition put on 20 years ago so that part of house is nicer, but not brand new- and otherwise very old bathrooms, dingy carpet, and no garage whereas comps have 1-2 car garages. New Construction - No Power?

I just purchased a home new construction home in Southern California. Went through the walkthrough a week ago and power was working. Closed on the home today and when I got the keys, I went into the home for the first time since the walkthrough and the power is not working. The construction manager mentioned he had talked to someone from the electric company and that it should be on within 1-2 hrs. I gave them 3 hrs and still nothing. I called the construction manager and texted trying to get updates and finally he said it probably won't get fixed until Monday. I had scheduled internet to be installed and an electrician to come out and install a car charger and security equipment the next day. Inspection Found Termites and Old HVAC and Seller Refusing to Budge on Price. What Should I Do?

I am currently buying my first house. I love most things about it (I loved it all until inspections). Great condo single-story, contemporary, and in an amazing location. List price was 699, after touring home, we placed an offer for 671 with contingencies for inspections. They came back at 685 and we got inspections done. In the home inspection, one thing they noted was that the HVAC was original with the house built about 37 years ago and mentioned that it is way overdue for a new one. There were other issues but nothing too major. It got worse when the other inspector came for pests/rodents/bugs and noted that there are subterranean termites all over the back deck fencing. They claimed that it would take a long time for the termites to enter the house walls and it wouldn't be that bad to treat. Brainstorming ideas for longer post-close posession than 60 days?

We just had the sellers kill the deal during attorney review because they got nervous that they wouldn't find a new place in time (older couple, don't know if they want to buy or rent or what). We signed a contract that would allow an august closing and then a 60 day post close posession, giving them until October to find something. Apparently their attorney got in their ear about the post close posession and that it could create headaches for them if we try to kick them out, and they killed the deal. We tried to offer delaying the closing date, but they didn't like that either because more risk. They said they wanted to find a place first and would then re-list it. Obviously this is disappointing in this market as we were being extremely flexible and were offering them any terms they want. Hi everyone, I have an inactive real estate license and have been working in South Florida as a property appraiser. While I have extensive experience in appraisal, I have never worked in sales. I'm now considering activating my license and joining a brokerage. I'm looking for a brokerage that provides leads, as I believe this is crucial for me starting out. I'm open to sharing a larger portion of the commission in exchange for these leads and the support to get started. However, I prefer not to join a brokerage that charges for everything upfront. Grandmother from out of the country offering to buy a home with me, bad idea? (California)

Hello! My grandmother (naturalized US citizen that lives abroad and has most of her money abroad) doesn't have any property here because she doesn't have enough to buy something outright, and wouldn't be eligible for a loan, offered to joint purchase an apartment with me (i don't mind living with her) with a total budget of 650k cash. Is this a bad idea? Additionally, my grandma is also on a list for 55+ housing that she would take once available at which point she would want to rent out the room, which I am also okay with. Is it a good time to buy in full cash like this, if rate cuts do happen is it likely that the price of homes would increase with the added buying power people will have? What would be some issues I would run into? Fannie mae unavailable

I was wondering if anyone knows about the Fannie mae unavailable list. I am selling my condo and the only info that I can get is that we(the building - 500+ units) are in violation of exposed rebar in the garage and that the fire doors aren’t class B compliant with self closing and frames/fire tags are missing. The garage repairs are almost complete and the fire doors are in process of being completed. I’m not even sure if this is what we are in violation of. Does this really make the property rated C5/6 since these are issues at hundreds of buildings across my city. Does anyone have any info on what we can do? Assumable VA loan condo seller changed his mind a week before closing

We found a great deal for a condo with an assignable VA loan at 2.23% which is unheard of. We have been under contract with it for over 3 months and have done everything we needed to. We are at underwriting now and should close within a week or two. The problem is the contract stipulates the deal has to close by June 20th. Assuming a VA loan takes forever so we needed the time. We did everting as fast as possible as far as providing documentation etc to the loan officer. So as of yesterday our realtor informed us the seller just now realized by us assuming his VA loan would mean he loses his benefits. He claims he did not know that and we are taking advantage of him not knowing and we are going to cost him tons of money if we don’t back out. He also refuses to sign an extension which is a big problem because I have a feeling we will need another few days past the 20th to close. House Dry Rot Steering FTHB Away

I’m in the process of selling my first home (in CA) that was converted to a rental and was trying to sell it before I hit the 5 year mark (which prob won’t happen now). Because we were rushing to put it onto market, we didn’t get a chance to fix the dry rot in the back. We got an inspection done which estimated the fix to be roughly 10k. That has been provided with seller disclosures. The inside of the house is renovated, as we fixed everything up when we lived there. It’s drawn a lot of attention, but seems when buyers, especially first time home buyers read about the dry rot, they deter away. This last week, we offered a credit to buyers who were in love with the inside and the neighborhood. Still waiting to hear back. Seller-financing to a foreign-national

Hey all, I received an offer on a house I built with a construction loan through seller-financing. The reason for this is the buyer is a foreign national and can't purchase property in my region until they get permanent residency. So the buyers offer that they will pay a 20% non-refundable deposit and interest only on the the remaining 80% and if they get their Permanent residency within 2 years they will pay the full 80% in cash. If not, they forfeit their deposit and I can put thr house back on the market. Are 5th/6th floor walk ups much harder to sell/rent?

Selling property in Turkey - information on international real estate companies

I have a property in Turkey that I would like to sell and being quite an amateur at anything real estate I'm wondering if anyone knows how real estate agencies that sell properties in Turkey in GDP work? There are Turkish real estate companies that sell homes as well and I'm curious as to whether the reason for these companies is related to citizenship/property laws. There's a drop in house sales currently due to the economic/political situation and as summer's around the corner. Agent Conflict of Interest? Agent is the Buyer

We went with an experienced agent for selling a home, and have a few offers so far. Up to this point we've been satisfied with her service. We were close to deciding to on an offer when we got an unexpected offer: it was from our agent and her daughter, and they were represented by another family member. Not having much experience in real estate, I'm not sure if this is common enough to be acceptable, but it has made me very worried about the whole thing. It's one thing for an agent to represent both buyer and seller, but it's another thing entirely for your own agent, the buyer, and the buyer's agent to be from the same family. I listed my property 2 months ago by taking a plan. I paid almost 7000 for a plan. I have received a single response for my property. They don't have enough measures to get responses. Need advice on selling house

I bought my first house back in April. Being naive and just wanting to have something of my own, I overlooked a lot about the location. The house is on a busy main road with non stop traffic. I’d never lived anywhere noisy or busy before so I didn’t know the noise would have such an effect on me. It’s driven me absolutely insane. On top of adjusting to a new home, my dad who was my best friend died 3 weeks ago. It was extremely traumatic for me the way that he died. I found myself unable to function. How to express unhappiness to agent selling my home?

Title says it all. I'm having some serious regrets about who I chose to be my agent to sell my home. Here are some of the concerns I have: Pressured me into removing .5% of the buyers agent fee and giving it to them instead. First post so please dont kill me 😅 My wife and I (daughter on the way), are looking to get a home. We bring in 7k a month after taxes. The dream home costs $360k ($3100/month with all fees). The safe plays (haven't found a house yet) run between $240k-300k (between $2300-2700). The dream house is offering 5.99% interest for the loan and 15k towards closing costs (all we would have to pay is the Down-payment). I can pay the down payment for the dream home by pulling a 6k mortgage loan from my IRA (will have replenished with interest in under 2 years). We have DPA (with $7500 grant towards closing costs). However, i cant use DPA without raising the interest to 7.25%. Which brings the monthly payment from $3100 to $3400. With that information, I have 3 questions. 5-acre triangular rural plot

I am in the process of investing a vacant lot and found the easement on title back to ~1970 when old seller (not current seller) reserved the easement for him to pass through. Formatted as the following. An easement for a right of way and incidental purposes, recorded 1970 as Instrument No. XXXX of Official Records. Encroachment and BINSR Response

We completed inspection on a house we really like and found the neighbor is encroaching. Their building has been encroaching for over a decade so they have a solid case for adverse possession. After the inspection we submitted the BINSR requesting some repairs, that an easement be written for the encroachment and that the lot price for the area be deducted from the purchase price. The seller responded that they wouldn’t agree to any repairs given how costly it was for them to deal with the encroachment and asked our agent if we could cancel the contract because the encroaching neighbor doesn’t want to sign the easement without performing their own inspection first and this would push back our closing date potentially causing us to have to pay for a rate lock extension fee. If we do cancel are we giving up our earnest money? We really like the house and were willing to compromise on repairs as long as the encroachment was legally resolved. Buying in an overpriced market

SO and I want to buy a plot to build, because the second hand market here is as expensive as buying new. However, the price of everything is rising dramatically: in 10 years, everything has doubled or tripled in price, both plots and houses. We're compromising on both location and size, and we're worried of missing a better chance in the future due to boggling ourselves down with debt now. On the other hand, the best time to buy a house has been "last year" since I was in highschool, and we might be trapped with even worse chances if we wait. In addition, we have to either pay the down payment (full year's worth of salary), which we lose if the valuation is bad and the banks don't give us a mortgage, or pay for the valuation (1k) and risk losing it if anyone pays first because we didn't reserve it in advance. We have already had the second thing happen once, which could mean doing that is too risky, but at the same time if we do lose the down payment

Can I sell my house if the title is shared with someone else?

Hi, I currently “own” a house with my father in NJ. We bought the house 10 years ago, but his credit score was really low, so he asked me for a favor to have the mortgage under my name for 1 year and then we’d refinance and transfer to him. I didn’t see this as a problem since we lived together, so I agreed. He was going to make all of the payments anyway since I was an unemployed college student.
