Offers outside ESA?

Hey guys, need some advice. I leased my property with an agent, couple of months later I decided to sell it with same agent. Agent advised me to vacate the property so it can be ready for viewing and selling, I agreed. ESA expired and 30 days grace period expired too and property didn't sell. I told agent to put it back on lease. He said he will be he didn't and kept doing open houses. 5 months later agent left his firm and principal partner called me and said he is putting it back on rent. Property is onleaee for 4 months now and another estate agency approached me and I foolishly signed ESA with them without much consideration. I told my agent I have signed ESA with another agent and it would be better if you transfer lease authority to them so they can co-ordinate with tenants directly. I also told him to remove all the listings. He said he has got a buyer and offer is coming same evening. It didn't. The new estate agency is constantly trying to get authority transferred but he is not responding to them. He hasn't removed the listing either. Now he has brought me an offer in writing which looks good to me but I am not sure what to do here. ESA is with another agent, of course both want commission. I have to pay either way. What are my options here?

Question With Tricon "Pending ID".....

My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means? Making offers on houses not listed for sale.

I want to buy a home for retirement. I am looking at lots of options, mostly focusing on the locations that appeal to me. I see lots of Zillow estimates of homes that look like great deals to me. Are these estimates accurate, even though similar houses in the same area that are for sale are usually priced much higher? If so, is it realistic for me to try to make offers to owners that do not have their homes listed? Would a realtor even consider helping me do this? Or, do these values indicate that the houses listed for sale are overpriced, and I should just lowball until someone accepts?
