I am in a situation where a purchase agreement has completed, and escrow payments completed. The listing and king county records show a lot size of 6000 sq ft, but when I received the title after escrow payment, title shows 4000 sq ft. Visual inspection via google maps and my recollection of my visit indicates the reality is closer to 4000 sq ft as the next unit is the exact same size, which shows 4000 sq ft on king county records.
My appraisal is scheduled tomorrow, and I have raised this with my broker/lender partners. My purchase agreement only has the appraisal and finance contingencies. Have 2 questions here:
1/ Do appraisers validate actual lot size or trust county records?
2/ If the appraiser result comes out as a green signal for the purchase price, is there anything else that legally allows me to back out without losing escrow?
First time home buyer, nervous about what I’m getting into. Any help is appreciated.
