I currently “own” a house with my father in NJ. We bought the house 10 years ago, but his credit score was really low, so he asked me for a favor to have the mortgage under my name for 1 year and then we’d refinance and transfer to him. I didn’t see this as a problem since we lived together, so I agreed. He was going to make all of the payments anyway since I was an unemployed college student.
Fast forward 10 years, and we never removed my name from the mortgage, and I don’t live with him any more. This wouldn’t be an issue, but he’s really financially irresponsible, and struggles to make payments on time, which then requires me to cover for him otherwise my credit score gets affected, not his.
In addition to this mess, he didn’t pay taxes last year, and asked me for a 25k loan to help pay this off. I again stupidly agreed.
He’s still struggling to make payments, and I’ve come to the realization that I can’t trust my father anymore, and need to sell this house.
His and my name are on the title. What are my options if he refuses to sell?
