I'm an international student renting a place in the U.S. for the first time, and I need some advice. Here’s my situation:
The apartment complex originally starts new leases on the August 17th. However, due to my schedule, I asked if there are any units available for move-in starting on the 1st. They offered me one of those units, so I signed a lease for it. Both the 17th move-in tenants and the 1st move-in tenants pay the same monthly rent without any proration.
The original move-out date for this apartment is July 31st. Since they offered me a unit available for move-in on the 1st, I assumed that the previous tenant was planning to move out early or that the early move-in fee I agreed to pay would cover the cost of urgent cleaning.
However, now, two weeks after signing the lease, I've been asked to sign a new "Early Move-In Agreement." The agreement states:
“As consideration for the landlord permitting us to take early occupancy of the premises, I agree to accept the premises in AS-IS condition and waive any and all claims against the landlord for cleaning, painting, and general condition of the subject premises.”
I'm worried about potential issues that might arise from this agreement. What should I check or request to protect myself from any unforeseen problems? Any advice would be greatly appreciated!
