Help dumping my agent & canceling contract

Long story short, I'm under contract to purchase a home in Illinois (moving from out of state) and I feel like I'm being taken for a ride by my own agent as well as the sellers. I posted here previously but got worried the details would be recognized by someone, so I deleted the post--sorry. Now I'm so mad and done with this house that I no longer care, and will leave this up :)

Here's a list of all the things that have happened: - Agent told me we can't get a land survey until after closing (even though there is a lot size discrepancy and it could mean losing about half an acre). - Agent didn't advise me to get a separate septic, well, and pest inspection. I had to insist we got them done, and then MAJOR issues turned up... Active termite infestation (that the sellers claim zero knowledge of), eaten up joists and subfloor, septic tank that "isn't suitable for any modern home and couldn't handle a bachelor living there alone" according to my septic inspector. - Agent made light of all the issues, and these are a couple of direct quotes: "I know when people hear termites, they freak out, but 40% of my listings have termites" and "having a septic tank that's too small isn't a big deal, you just have to pump it more often." - Contract states the seller has to review and sign the repair addendum in 5 business days. It's now been 10 business days and they still haven't signed it. But according to my agent they're already making repairs and are going to sign it any day now. And "it's bonus time for us because we still have 3 days to negotiate after they sign!" - Agent told me a few days ago that the seller was agreeing to all repairs (verbally) except for replacing the septic tank. Because, and I quote, "The seller hasn't had any issues with it and they don't understand why your inspector didn't pass it. So they're going to get a new inspector out there Monday and we'll do a video chat so you can verify it works fine."

LOL so basically they've had more than 2 weeks since my inspection to Frankenstein something together, is what it sounds like to me. This has become a total nightmare and I can't believe it's happening to us. I haven't heard from the agent since Wednesday despite all the stuff they were going to "immediately" check on for me, like whether or not the seller is getting a licensed carpenter to repair the termite damage (as specified in our repair addendum)... Which my agent seriously asked, "Did we put that in there?" THEY ARE THE ONE WHO TYPED IT and I was looking at it while we were on the phone.

So I keep trying to write a letter to officially cancel the contract and get our 2k earnest money back, as well as cut ties with our agent, but it keeps turning out so passive aggressive and angry sounding because I'm pissed. How would you all handle this? I just want to wash my hands of all of it. There's even MORE crap that I didn't list, it's absolutely nuts.

Oh, and my agent is actually a broker, and is part of a big real estate firm. They're not just a little green like I initially thought... They're hoping we'll just nod along and buy this house despite the 10,000 alarm bells going off in my head. I feel like I'm being gaslit nonstop and it's awful.

Thanks for reading this emotional ramble. Btw I realize we should've backed out long ago, but it's slim pickings in the area we have to move to for my husband's job, and this whole experience has been so weird that we almost couldn't believe it was real for a while. I still kinda can't believe it.

My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means? Making offers on houses not listed for sale.

I want to buy a home for retirement. I am looking at lots of options, mostly focusing on the locations that appeal to me. I see lots of Zillow estimates of homes that look like great deals to me. Are these estimates accurate, even though similar houses in the same area that are for sale are usually priced much higher? If so, is it realistic for me to try to make offers to owners that do not have their homes listed? Would a realtor even consider helping me do this? Or, do these values indicate that the houses listed for sale are overpriced, and I should just lowball until someone accepts?
