Inspection Found Termites and Old HVAC and Seller Refusing to Budge on Price. What Should I Do?

I am currently buying my first house. I love most things about it (I loved it all until inspections). Great condo single-story, contemporary, and in an amazing location. List price was 699, after touring home, we placed an offer for 671 with contingencies for inspections. They came back at 685 and we got inspections done. In the home inspection, one thing they noted was that the HVAC was original with the house built about 37 years ago and mentioned that it is way overdue for a new one. There were other issues but nothing too major. It got worse when the other inspector came for pests/rodents/bugs and noted that there are subterranean termites all over the back deck fencing. They claimed that it would take a long time for the termites to enter the house walls and it wouldn't be that bad to treat. They also stated they do not know how long they have been there and to be sure of them not entering the walls, they would need to tear our the fencing to inspect the wood members connecting the fencing to the house. It is a concrete foundation, so there is no risk for the foundation to crumble but they can still get through it to the wall members. With all the risks associated with this property regarding termites, and the way overdue replacing of the HVAC system, I came back to them with a request for repair proposing they fix the issues or I pay 15,000 less to make it 670 because I thought anything in 660s would scare them away (I did research for termites and would likely be between $1,500 and $7,500 depending on severity)(Got a quote for HVAC and would cost about $15,000). I have not received any paperwork yet but the sellers agent told my agent that she is likely not willing to budge on price or fix anything, stating that it was not advertised to have a new HVAC and stating that the termite issues addressed in the inspection report are mostly jobs for the HOA. The HOA does not seem to get many things done and it isn't the cheapest either. For now my plan is just to see what they say when I get the official paperwork. She can decide to fix the things, accept my offer at 670, change it to another offer of 680, etc., or tell me to go away. I do not think she will tell me to go away but it is possible. I am wondering if it is likely this agent is just trying to get me to go back up on my price by telling me she is unlikely to change or if he may be telling the truth on it. My mother states I should hold firm with my 670 offer but the house was only on market for 1 week when I showed them I was interested. She and her agent may be thinking another offer will come up but this time she would legally need to disclose the termite issue which may not look good on paper for prospective buyers. Do you think she will budge at all?

My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means? Making offers on houses not listed for sale.

I want to buy a home for retirement. I am looking at lots of options, mostly focusing on the locations that appeal to me. I see lots of Zillow estimates of homes that look like great deals to me. Are these estimates accurate, even though similar houses in the same area that are for sale are usually priced much higher? If so, is it realistic for me to try to make offers to owners that do not have their homes listed? Would a realtor even consider helping me do this? Or, do these values indicate that the houses listed for sale are overpriced, and I should just lowball until someone accepts?
