Rude realtor makes me not want to offer on a house

We’ve been looking for the past couple months and have finally found the home we believe fits all of our requirements and is within our price range. We attended a lot of the open homes and talked to the agent and he was sweet talking us at the time but when it came to auction, it was basically a total bust. The highest bid was way below what the sellers wanted and we had explained that we couldn’t bid too high because we were still waiting on finance which was coming the next day and didn’t want to risk it (auction was Sunday, Monday we received the finance). The partner agent told us to just submit our offer on Monday as we still had bidder rights until the house officially goes on the market after auction and so we did - the selling agent immediately declined the offer, which was a really good offer, and reworded our offer email which just made it sound like he was making fun of us to be honest. Please help me understand prepaid interest

I got my cd, closing 10/08. I was told my first payment would be 11/01. There is a prepaid interest for 10/08 - 11/01 listed on my cd. My understanding was the each mortgage payment at the beginning of the month pays off the interest accrued over the past month. If this is true, wouldn't my payment on 11/01 pay for the interest accrued in October? Why would I need to prepay interest as well? Advice on buying a fixer upper house to avoid crazy rent prices

Apologies in advance for the really, really long post! Background: I just dropped out of the college I was attending (for reasons not in my control, but not related to finances). I moved back home with my parents to what is also a college town (Inland Northwest) and will most likely finish my degree here, so I'm looking for my own housing. Unfortunately being partway through the semester, everything is rented (or really expensive), but the rental market is significantly higher than other areas because of the students. Rent is looking to be the same or more than a mortgage, but houses are also a lot more than I could afford to make a downpayment on (I haven't ever had a credit card, so I don't have established credit). My husband and I have bought out my sister of our father’s house in Alameda County, California. I am the trustee and executor. We want to use the parent to child exclusion from my father to me. Of course we are looking for the best property tax scenario. Our only child, an adult, has moved into the house. We are working with a title and have put the process on hold while we seek advice. I have spoken with the Alameda County Assessors office and have been sent two forms: Claim for reassessment exclusion for transfer between parent and child; and Claim for homeowner’s property tax exemption. Buyer accusing me of stealing my own stuff

So we sold our house and it finally closed earlier this week. When we listed, we’d been quite specific in the list of exclusions and inclusions on the listing. We very specifically mentioned we were leaving with a number of items that are « fixed » ie that are screwed into the walls. Stuff like some IKEA floating TV cabinets, a shelf I had custom built, curtains in the kids’ rooms that my mother had made for them custom. I get a call yesterday from the buyer accusing us of stealing from them and that I had no business taking those items. They later texted me an itemized list of what had been « stolen » with ridiculous replacement/installation prices (like 4000$ for a pair of 200$ IKEA cabinets, + 500$ to install). They’ve been harassing my realtor too. I went back and checked their initial offer and the excluded items were indeed there, so they don’t have a leg to stand on. I’m quite stressed out, I don’t need this right now. Can they really cause me any problems? I’m in Quebec. s

Are these reasons to get a new realtor or should I give her some more grace because the market really is that tough right now? First time seller. Property is a condo/apartment. After completing my licensing exam I figured I’d give you my thoughts and ideas about the 3 tests you must complete to start your journey in Real Estate 90 Hour Pre Licensing Course: I took my course through Aceable agent which was all online. I thought the course was very simple to use and I enjoyed watching the videos and being able to listen to the chapters. The class itself was very simple and straight forward. In my opinion they teach you all what you need to know for the tests. The test: (I had an earlier post regarding this because I was terrified of taking this test as you only have 2 attempts before you are required to restart the class) The test itself was very easy. I had taken the practice tests on the class website 4 times. Each test being 180 questions long. I also took the smaller practice tests for each chapter (I believe 27 chapters) 3 times each. I've been told that you can get a FHA203K loan for moving a house to a new lot on a flatbed truck, but a lot of lenders have overlays on their loans, so they can't be underwritten for this purpose. As a clueless teenager (M17), how do I go about my future when it comes to estate?

Recently (as in within the past few days or so) I've started feeling like I'm falling a bit behind. I was born with autism, OCD and ADHD, with the combination of them all leaving me very depressed and anxious about many things, which in turn makes it hard to chance ambition, or anything for that matter. 6 days from closing and bought a couch now stressed we won’t close

Talk me off a ledge here. We are 6 days out from closing and purchased a couch and a carpet cleaner (about $3k total) so they’d arrive before we move in. Keep deposit?

I was listing agent for land. Buyers agent submitted offer, cash, close 30 days no contingency. Buyer dragged feet for almost 60 days talking about title issues and looking into it. Buyer backs out days before the rescheduled closing citing buyer backed out per attorneys advice on title issues. I found out the buyer was also buying abutting land and it failed to perc. (No public sewer available and that’s why they backed out of my sale. I called buyers agent with this new info but didn’t tell her I knew full the full story. She just repeated that due to title issues they can’t purchase, never mentioned the failed perc test. I have not spoken with their attorney, so I’m not sure if the buyers agent is lying or if their attorney is lying to get the deposit back. $2000 This closes to a new buyer this week so I‘ll be reaching out to our attorney to see where this stands. Real estate advice. What can I do with my mobile home?

Seller's disclosure stated a 500 gallon propane tank was the source of gas service

We put in an offer on land above asking price. We have found issues on the sellers disclosure such as not having previous soil tests done, but the county (and now I) have copies of a soil test under the sellers name from when they bought the property. As well as stating there is no known septic on the property, but we located a septic tank with a hole punched in the top covered by a rock, although it did not look it use. This tank is located five feet from their camper that they have had on the property for over a year, so it's extremely unlikely they don't know it's there. On the sellers disclosure, they listed that the land has gas service, and then lists the source as a 500 gallon tank. They recently listed their camper that was set on the land for sale, and stated that the propane tank was also for sale. Since the tank was listed as a source of gas on the land, does that not mean it's included with the sale? We love the land, so these items are not exactly deal

How much to rewire a house?

I have a 1050 square foot house that needs full rewire. Everything including the panel. House is in Florida and bids I’m getting are all over the place . pulling out of offer after inspection

We are looking to buy a home but we are not there yet. My husband is military, we found a very nice-looking house but it is 2 towns over from where he would be working. I looked on google and reddit, and from what I read it wasn't too bad of a location. I joined a Facebook group with people in that area and most say the drug/crime rate is bad in that area. We put an offer in on a home and it was accepted, we just did the inspection because I made that a contingency on buying, and the roof is not up to par, the crawlspace needs a vapor barrier and there was "moister on slabs". Radiant in floor heating

My wife and I are in the process of buying a home. It has radiant in floor heating on both floors, throughout the entire house as well as the garage. A boiler system located in a utility room in the garage. As nice as heated floors sound, I’m concerned about what happens if the system should fail during the winter. The home was built in 2019, so the boiler is relatively new, but the older the home gets, the greater the chance of failure. And this is in Alaska where winters get cold and frozen pipes are always a concern. Is this heating system going to be too much of a headache and constant source of worry? I’m just envisioning a scenario where the system fails and I can’t get a technician to come out to fix it quickly. Am I overthinking this? What would you do

So July 4th we looked at the perfect house in our price range plus big enough for our large family. The listing agent was 45 mins late to show the house and sent her brother who had 0 info. So we asked a friend who also does reality to show us the house a week later and she informed us the house had a lean. That would need to be paid in cash according to the listing agent. We talked to our bank and they agreed to add it to our loan so we made a full process offer + lean amount bid. Which took them till 8/14 to except this is were things have gotten fishy they sent us there contracts which had that we were putting 6.5% down. Closing 8/16 and I wasn’t on this paperwork. What is the easiest type of loan to get to do some minor repairs to house 2 months before listing?

I have a house valued about $800-$830K with no mortgage & I'd like to borrow about $20K to do some repairs before putting it in on the market without going through income verification/paperwork like a normal mortgage would require. House sold 2022 no updates new asking price is $160k more

We are searching for homes in SW Michigan . Likely it’s the last of what is available till Spring but man the pickings are slim. We are searching for homes up to $700k. A new listing was posted as coming soon for a week and finally more pictures are listed. I was able to find the old listing from 2022. The sold price was $430k 12/22. For sale now $599,000. Possibility of getting in to clean house before closing?

How often if this request granted? For reference, the home was previously rented and the tenants move out date.was yesterday. Our inspection is this week so while we haven't seen it, we're assuming they left a lot behind (elderly women moving into nursing home and she had a lot of stuff in there). This board is full of some of the most arrogant clueless people who know nothing about real estate transactions other than their hatred of agents. And they have been responding to all the questions about commissions and agents with no actual knowledge and the worst most inaccurate advice. So here's a breakdown of how it actually works (at least in NY). Like it or not, unless otherwise stated these are all facts I've pulled from my real life experience working 50+ hours a week in the industry for 7 years BTW. Structural damage- how to ascertain?

I am in the process of purchasing a townhouse (NJ). The seller's lawyer included a clause stating something to the effect of them not being liable if any structural damage is found. My lawyer pointed this out as being unusual. How can I find out if the towmhouse has structural damage, beyond that preliminary inspection? For reference the unit is 3 stories (on the first story is the garage). The building may be located on formerly swampy territory but it seems perfectly fine. House for sale wasn't listed as 'Contigent' on MLS listing

I placed an offer on a house listed 'For Sale' only to find out there was a contigent offer accepted already. The contigent offer was given 48 hours after my offer to remove their contigency. My realtor didn't disclose or know about this fact until after the original offer was accepted and mine denied. My realtor works in the same office owned by the listing agent. Seems like she should have been aware of the property's status. She then lied by saying she disclosed the existing contigent offer during our first conversation. What I would like to know is if violations of the Realtor's code of ethics were commited here? Does the listing agent need to change the status of a listing from 'For Sale' to 'Contigent' on the MLS listings? Opinions on selling or renting

Here’s my families scenario: We have an accepted offer on a hobby farm for $535,000 and have been receiving quotes for around 6% mortgage rates. We own a home with a 2.85% rate, and owe $213,000. The value of the home is around $400,000. Our mortgage is around $1,650 after insurances and taxes. The market for renting would put our house around $2,300 but if we chose to not sell we would struggle on a down payment for the new house. We have around $50,000 in savings. At 5% down on the new property we would need $26,000 and at 20% we would need $107,000. With the 5% down we would obviously have to pay a mortgage insurance. I’m looking for opinions on if it’s a good idea to rent or if I should just sell. Also, if I should just pay 5% down or how I could come up with the 20% down. How to Educate Myself?

I don’t know anything about real estate. I’ve tried to educate myself by googling things but I just get confused and there’s a lot I still don’t understand. My parents own several investment properties & I know I will someday have inheritance. (They have communicated this). They are also getting older and they manage their rentals themselves. I would like to educate myself on what you need to know as a landlord, but also about owning a home and real estate in general. Can anyone recommend any books or classes I can take? Would taking the course needed for a real estate license be helpful? (I don’t plan to be an agent, but would taking the courses be helpful or informative?) I would like to purchase a home on my own soon, as well as be knowledgeable to help manage their properties for them as they get older, and be prepared to take over when I receive inheritance. What’s Your REAL Experience with Land Loans in Kingcounty WA? Please Share Your Stories from Actual Transactions!

Hello, I have couple of questions who took loan to buy a land in Kingcounty WA , but any experience out of WA is also welcome, please just indicate at least the state that you bought the land. I wonder which lender you worked with ( failed ones also welcome) and what was the result , did they close it ? Count close, late ? Delayed ? How did the lender calculate the value of the land? I am not asking in general I ask how did they calculated your land , if you had a chance to see appraisal report. Were there any unexpected issues or challenges during the process (appraisals, terms, delays, etc.)? I heard seller re agent prefers some local lenders over any lender, they said seller agent can manipulate the seller to choose the buyer with better lender to avoid time loss. What do you wish you had known beforehand that could have helped? How tf would I get into real estate

I’m currently 19 living in Ohio I’ve always been fascinated by houses and architecture, I also have an apprenticeship in construction and I would like to get into real estate. The problem is my girlfriend, Her family lives in California and I don’t mind moving to California it’s one of my dream states to go too. it’s just I feel like it would be insanely hard to get into real estate in California. As I mentioned I live in Ohio houses are alot cheaper over here I can get a little fixer upper 3 bedroom house with a couple grand in back taxes for 20-50k compared to Cali which the only thing listed that low is a mobile home😅. I was planning on building my credit up as I’m 19 I have not touched a single credit card. I was thinking about getting a small loan on a house and a investor then hopefully sell that house to repay the debt and have a little extra cash over to buy another house out of the money I earned instead of a loan from a bank then try to build a bond with that investor?? Is it being a real estate agent hard in NYC

our agent is not putting in an offer for us

Help! My builder killed my sod

I am a first time homebuyer. My builder neglected to water the back yard for more than a month (and repeatedly ignored my emails about this) and now a majority of the lawn is brown and there are bare patches of dirt in the worst spots. As we approach closing (this Friday) I told my realtor that I either want new sod put down (the back lawn is about 3k sq ft.) or I want a credit to do it myself. My realtor’s first response was that I just need to water it and give it a year, in which case if it doesn’t grow back, it would be covered under the builder warranty. When I told her that I am 99% sure no lawn is covered under any builder warranty since it’s a perishable item, she next suggested having a signed letter saying that if it doesn’t grow back in June (1 year since it was put down) it should be replaced by the builder. I’m am weary to do this and I don’t want to look at dead grass until June. I’m certain it won’t grow back, at least not to what it originally looked like before it

Best way to distinguish serious buyers from non-serious buyers?

Just jumped off a call now with a Remax director of a couple branches in a nearby state and he was telling me how, on his really good properties that get a ton of inquiries, the biggest issue they're facing is a huge inflow of uncategorised potential buyers. Do any of you have solutions to some sort of "hack" to distinguish between them more easily. Or, do you just have to slog it out and contact every single one of them to confirm their situation whether by phone/email/text? Question about EMD

So a friend a mine is closing on a property soon. Contracts are signed, he paid for inspections, seller agreed to repairs. While he was looking for home owners insurance, he found out it was a claimed filed for stolen property back in December of 23. The claim was for 28k. Because of this he is getting really high HOI quotes and wants to pull out of the deal. Can he pull out and keep his EMD? He expected to pay around $120 per month for HOI but is getting quoted around $3500 for the year because of this claim. This makes the Monthly payment much higher than anticipated. Foundation of condo is crumbling, talk of over 200k per unit special assessments

I made the NIGHTMARE decision of buying at tower 155 in Boca, (For those of you who dont know google: Tower 155 Boca Lawsuit) basically they used a bunch of 3rd rate contractors they literally found on angies list and the building became the Fyre festival of construction literally leaks and mold are seeping into the walls in this billion dollar + building. That 200k Just gets us the legal costs for the laywers to sue the develops, could be 500+ mil in repairs overall this place is so damaged and it needs new basically everything including key structural elements that are very difficult to replace. I'm into this place for 2 mil but the markets about to get flooded. 30% of the units are empty and a single investor is about to drop 17 more on the market. How bad of a haircut are we talking here gents? Is advance refundable

So my friend was planning to sell his land plot by plot and found a prospective buyer.. on a verbal agreement my friend took advance for booking inorder to ensure that the customer doesnt change his buying decision.. but now he is saying he isnt interested in the property and is asking for refund of the advance booking amount. Buying a home with tenants living in it still…

I’m interested in putting an offer for a home. But the tenants who are renting it refuse to leave. According to the agent, they have not paid rent in a year and are still awaiting to get a court ordered date to vacate. I signed a contract stating “home needs to be vacant upon escrow” meaning they need to be gone. However, I’m not sure how far long they are in the court process. Holding back my escrow cuz there're pissed at me??

I won't get into the whole deal, but here's the problems. I sold my house. Part of their offer was to let me stay in my house rent free for aprox 3 months, which I needed. Also offered no inspection! Accepted the offer. My nephew was my realtor..(problem number one,,,new, not very professional.) The whole thing is just wierd. The buyers and I had our own closings...I never met them, which was fine. While at my closing the other agent texts my agent, and asks as a favor, if I would give a walk thru of the house before I move out. I wasn't happy about it, but said ok. Well it didn't happen for various reasons, I was pissed at my realtor for various reasons, and I just left the keys on the counter when I moved out. I still cannot figure out what this walk thru was to be about?? I did put sticky notes on shut off valves, switches, whatever....house was spotless. So as you can figure, their realtor, the buyers and my realtor/nephew were pissed cuz I didn't do the walk

Hello everyone, I am looking for guidance on how to best handle my situation signing on for a new apartment lease. I just toured an apartment tonight, and I want this place. Part of the reason I like it is that it’s a very good price. I plan to call tomorrow morning to let the landlady know that I want to sign a lease for the apartment. She has other potential tenants other than me, so there is a time concern there. However, I don’t have much more in my checking account right now than what the rent is per month. I won’t be able to ask her until tomorrow morning what she is asking for as an upfront payment to be able to sign the lease, but I clearly need to request flexibility with that when I call her tomorrow morning. which one is a better purchase?

Am looking in 2 communities - both are Toll Bros communities and within 10 minutes of each other. The first is an established neighborhood like community. Really nice single family type homes. Built in 2016 and you have the ability to fence in the backyard, add a fire-it, outdoor kitchen etc. The second are brand new townhomes with beautiful mountain views. This community is closer to the town and main highway, but set enough away that it still feels private. Prices are equal and both communities sell equally well.
