I placed an offer on a house listed 'For Sale' only to find out there was a contigent offer accepted already. The contigent offer was given 48 hours after my offer to remove their contigency. My realtor didn't disclose or know about this fact until after the original offer was accepted and mine denied. My realtor works in the same office owned by the listing agent. Seems like she should have been aware of the property's status. She then lied by saying she disclosed the existing contigent offer during our first conversation.
What I would like to know is if violations of the Realtor's code of ethics were commited here? Does the listing agent need to change the status of a listing from 'For Sale' to 'Contigent' on the MLS listings? As for my agent, I feel like she is covering her boss's and her ass by lying to me about disclosing in our first communication.
