How to create a side income out of a Facebook group for house rentals?

Hello! I'm the only admin of a Facebook group dedicated to house rentals in my city in Mexico. The group has over 75k members. Everything has always been free. People post their houses and interested people comment and ask for an appointment to see the house. I'm not trying to make people pay for a free service, but I'm looking for options for how to earn some bucks (or potentially starting a business) by offering something on my facebook group. Any suggestions are welcome. submitted by /u/backwardbackwards [link] [comments] source https://www.reddit.com/r/RealEstate/comments/1vmkm8h/how_to_create_a_side_income_out_of_a_facebook/

With the new us housing law on the horizon is it time to sell if you can?

I'm in a pretty rough market at the moment prices down nearly 10% compared to even late last year but from what I understand the new housing law aimed at making house more affordable has a veto proof majority and will go into effect eventually. I am super for this, I want everyone to be able to own a home but looking after my own investment is it time to sell and wait to see how far the market drops or just stay out and hope for the best? No mortgage, any replacement property would be bought cash if that matters. submitted by /u/RedQueenNatalie [link] [comments] source https://www.reddit.com/r/RealEstate/comments/1vmnryt/with_the_new_us_housing_law_on_the_horizon_is_it/

How can I fire my agent.

That real estate agent friend that are known for 20 years. Never used him in real estate until now. Turns out he does not operate with any kind of speed or intensity found out his successes in selling low cost houses not a fully remodeled home. It’s right at market price. I signed the agent agreement. Is there a way I can get out of this? Can I threaten the broker? He keeps blaming everything on his broker submitted by /u/shitstain409 [link] [comments] source https://www.reddit.com/r/RealEstate/comments/1vm2m9c/how_can_i_fire_my_agent/

Passing along information to buyer

Preparing to sell our house. Previous owner loved technology and smart features. We spent weeks trying figured out what was what and how everything functions. Do you think a list of known technology and apps to run it would be appreciated by the buyer? Also we have made improvements to the house like new windows, solar panels, etc. Would providing the information for what company did the work would be beneficial to the buyer? I would provide this at closing or after closing. submitted by /u/nearthebeer [link] [comments] source https://www.reddit.com/r/RealEstate/comments/1vm18q4/passing_along_information_to_buyer/

We almost got stuck with a property with an open Code enforcement, and possible water issue

My wife found some property(9600sq ft) that was clear cut and looked to be ready for building a house on it, for 85k. When we did a check on the parcel it had a possible issue that just said "Water". We got with the sellers agent and we were told that all violations had been taken care of and there was nothing open currently. My wife decided to work with the seller on getting a deal in place. She wanted to get more information on the water issue and she was able to work out a deal in that we could get the property looked at for a septic system and any other issue that may stop us from building a house on the property. My wife paid a 2k holding fee and a time frame to do the needed evaluation of the property. We found out that to get a septic system installed we would need to do a two season review of the property as the area is known to to have high water table and its also near a lake. The property owners, have had the land for about 5 years and they clear cut the land t...

Somehow wound up with one agent? Bad idea?

Wife is looking for a commercial property to buy to grow her business. Found the "perfect" listing herself while driving by, called her realtor that couldn't show it to her at that time. She then called the listing agent which was happy to show it to us a couple times now and ever sense then we've been doing everything, questions, showings etc. through the listing agent. Our realtor basically bowed out of the whole thing and isn't involved now. Q: We want to buy and now I'm kind of confused, we are going to write up an offer with the listing agent? I know agents aren't "fiduciaries" but I've definitely had agents on my side help me in my interest before. Q: Could I conceivably reduce agent fees to 1~2%? $3750~7500? We have had several legal questions concerning right of ways and suitability (ADA concerns etc) that we, on our own, sought independent council from multiple parties. Agent's really done nothing more than show up and open ...

First-time buyers in Italy – how & when should we approach real estate agents?

Please be patient with us – we are completely new to the real estate game! We’re a couple from Germany planning to move to Italy next year and buy a house. We’re about to spend two weeks driving around different areas and towns that look promising to us on paper - mainly in Abbruzzo But obviously, ticking all the boxes on an Excel sheet doesn’t mean we’ll actually like the place once we’re there. What we’re unsure about is how to approach real estate agents at this stage. Is it too early to contact them when we don’t even know exactly what we’re looking for yet? We definitely don’t want to waste anyone’s time, but at the same time, I feel like we need to see a few actual properties to understand the local market, what different budgets get you, and what kind of house we could realistically see ourselves living in. I’m also slightly worried that Italian agents won’t take us seriously because we probably sound like the absolute cliché: Germans coming to Italy, looking at old houses ...

Jaded seller

I relocated two years ago for a new job. My wife was still working her position a couple hours away so we kept the home for her to live in. However, during that time, we have listed a few different times to try to sell the home. I am now on my third realtor. The initial interview seemed great. Seemed aggressive. Now, more weeks into signing documentation and the home still isn’t listed yet. Also was super responsive in the beginning but now it’s days before I get any correspondence back. The first two times I had costs I had to cover with canceling the contract. again here I am pictures and things have been done that I’m going to have to pay for. I don’t have a great feeling about it and giving my past experience. I don’t wanna waste any more time with someone who seems to be phoning it in right from the get-go after the contract was signed. Sorry, I’m just venting, but I’m super frustrated with the third person who hey seriously lacking in communication. The business I’m in, the...

I feel lost and dont know when I should pull the trigger on my first property

Hello, I'm 19 and I've been interested about getting into this field for a few years now. Right now I work a decent job but I would love to get the ball rolling on my true passion. Eventually, I would love to quit my full time job and go all in with real estate. My plan was to start small with a duplex for househacking and scale my way up. In my mind this is a cheaper entry point and maybe an easier way to start. My biggest issue right now is that I have no idea where to start. I've watched YouTube videos on this topic for a year now but I still feel lost. Another issue is that I don't know when it's time to pull the trigger and purchase the first property. I don't want to purchase it without enough knowledge but at the same time I feel that if i wait until I'm ready it'll never happen. I'm hoping that some of you could provide some basic topics for me to study that will point me in the right direction and get me started. Also, any advice or perso...

Selling the top of the market in a rural area

I don't want to dox myself so I don't want to post a link, but we've been on the market for ~2 weeks and only had 4 showings, with about 10 people showing up to the open house last weekend. All of the feedback has been great, the pictures are amazing, it has a good drone video with like 15k views on Facebook with people in the comments gushing over it, which I consider pretty good when our town only has a population of ~8k, maybe ~15k people live within 10 miles of the house. It has like 130 zillow saves while the average house in 2 weeks around here has like 10. Like the house is stunning, it sucked our family in with remote work, for the money you'd be happy to find it basically anywhere in the US. We just want to move next door to some friends with mountain bike trails, nothing personal against this house other than proximity to our friends. The house is 2x the very low median income price of a house, but the size is 2-3x the median. It also has some nice amenitie...
