Negotiations Permitted on Seller Disclosed Items after initial offer?

I've been wondering lately: If you sell for sale by owner, provide a complete and thorough disclosure of defects, and a buyer makes a full price offer which the seller accepts, has an inspector come in after acceptance who notes a defect that was already on the seller disclosure, is the buyer able to negotiate on that defect? I've always figured no, since the defect was stated prior to buyer offer and seller acceptance, but perhaps that is incorrect (or varies by state)? submitted by /u/Ok_Percentage_3527 [link] [comments] source https://www.reddit.com/r/RealEstate/comments/zoz74l/negotiations_permitted_on_seller_disclosed_items/

Mixed feelings between buying new or old

I’m trying to figure out what is the best decision between an older or newer condo. Here’s the facts: Older: 1886 sq ft Built 1990 All brick exterior Systems are 8-12 years old Has three separate living areas Price $245k Needs new kitchen but would work within existing footprint New: 1695 sq ft Will be completed February 2023 Cement board siding Green certified Only has one open living area Price $327k Downside is the units are very close together and we give up separate living areas which could be challenging with a teen We’re talking about a $500/mo price difference. Both built by reputable builders. Newer one is green certified. What day you? Which one is better financial decision? Is it hard for us to adjust to shared living space after years of everyone having their own space in a SFH? submitted by /u/spunkyla [link] [comments] source https://www.reddit.com/r/RealEstate/comments/zoxw5p/mixed_feelings_between_buying_new_or_old/

To other investors and developers, what do you guys do when other people want to “learn” from you and do the same thing as you?

As a real estate developer and investor, I get asked so many questions from other people who are also interested in doing the same thing as me. I always am not sure how to approach people like these because I am just slammed with so many projects. It took me years to build what I have so far. I just do not know if have them time to “teach” someone who also wants to be a developer/investor. Because you have to build some kind of capital to set foot in the flipping business. How do I approach people that want to “learn” from me? submitted by /u/itsjulius12 [link] [comments] source https://www.reddit.com/r/RealEstate/comments/zotlgp/to_other_investors_and_developers_what_do_you/

Sell or Rent property 2023

My family is moving out of the Charleston, South Carolina area. We are financing our VA loan backed 3333 sq feet home in a highly desirable area in the city of Summerville, SC. Currently our mortgage, insurance, taxes are at $1650 a month (we put in 30% down payment and our interest is about 2.25% 30 year) Based on the comps of rentals we can rent it out for $3k to 3.5k easily. We would like to sell it outright if we can but if we have to rent I know I’m already ahead and it will generate passive income but of course we will be stuck renting for 1-2 years to see where the rates settle. submitted by /u/Enough-Bunch2142 [link] [comments] source https://www.reddit.com/r/RealEstate/comments/zo8ay3/sell_or_rent_property_2023/

Is it a bad idea to buy a house months before move in?

We are moving across the US to the northeastern coast next May and I read I should give myself 6 months to find a house in that scenario. Problem is I found one and the buying process is moving faster than I anticipated, if all goes well we will own the house in Jan. We are currently living with family, so paying the mortgage while we aren't there isn't an issue. But I realized last night i'll need to maintain an unoccupied house from 2000 miles away until we get there. I'm reading it can be done, but it sounds like a lot to manage. We'll have family close by but I don't want to ask too much of them. Is it a really dumb idea to buy so far out before moving? Or not as big of a deal as i'm thinking it's going to be? submitted by /u/athaliah [link] [comments] source https://www.reddit.com/r/RealEstate/comments/zo76k9/is_it_a_bad_idea_to_buy_a_house_months_before/

(Florida real estate) What do I do if there's a dead body buried in funeral in the backyard?

In about 14 months I expect to be looking at a golf coarse & resort coming on the market but the previous owner buried their dead wife on the property(I think for tax reasons or something). It was done illegally, when they leave I don't expect them to exhume the body and take it with them so I'll be stuck with a property that's being illegally used as a cemetery. Are there any laws preventing me from hiring a licensed service to exhume the body and cremate it(or do what ever they do with bodies, I don't care)? submitted by /u/Mason_Miami [link] [comments] source https://www.reddit.com/r/RealEstate/comments/zo6b7e/florida_real_estate_what_do_i_do_if_theres_a_dead/

Impending/potential partition sale

Family member is forcing a sale of a property they were a co-signer on because of passing of family member who was on the deed with them. Presumably, the arrangement was they (living family member) receive tax shelter, while the co-owner (deceased family member) acted as a sole proprietor of the property. I.e. paid mortgage, property taxes, and also kept the income. Now they are claiming 50% interest because their name is on the deed. However, they have not contributed to the property in any way. Will a judge grant them 50% if it is proven that they didn’t participate as a 50% owner in terms of making mortgage payments, property tax payments, and maintenance cost? Also, how do we prove this was the arrangement despite the deed? submitted by /u/anatomicalTEK [link] [comments] source https://www.reddit.com/r/RealEstate/comments/zo5by5/impendingpotential_partition_sale/

What is the scope of Gwadar property investment?

Since Gwadar is equally important to Russia and America as it is to Asian nations , its scope is very broad. Pakistan's GDP will quickly rise as the CPEC Gwadar is expected to be finished in the following three to five years. The only reason America was so keen in reaching an agreement with Pakistan to have a project similar to CPEC Gwadar is because many of the biggest countries have already made investments in the Gwadar project. The most important thing to keep in mind about Gwadar property investment is that it possesses the world's deepest port, which is its main attraction for investors. submitted by /u/Nice_Bathroom_6194 [link] [comments] source https://www.reddit.com/r/RealEstate/comments/zo4tlu/what_is_the_scope_of_gwadar_property_investment/

How can I get a refund for my earnest money with a new construction builder?

Hi, I recently went under contract with a local builder, but I want to back out of the deal due to how the market is headed. The text below is from my contract, am I able to get a full refund? I can't fully understand this part of the contract, it's for an FHA loan. What are my options to back out with my earnest money refunded? It is expressly agreed that, notwithstanding any other provisions of this Contract, Buyer shall not be obligated to complete the purchase of Property described herein or to incur any penalty by forfeiture of earnest money deposits or otherwise unless Buyer has been given in accordance with the Department of Housing and Urban Development (“HUD”) / Federal Housing Administration (“FHA”) requirements a written statement by the Federal Housing Commissioner or a Direct Endorsement lender setting forth the appraised value of Property of not less than ($XXX,XXX) . What’s the timeframe to avoid capital gains?

We bought a house a little less than a year ago. There’s been a change and are going to need to move. We don’t want to get screwed on taxes so we can hold off on selling until it makes most sense to. I’m getting mixed results from google. We’ll likely list for around 300k. Full time occupants and no other properties. submitted by /u/biggiesmalltits [link] [comments] source https://www.reddit.com/r/RealEstate/comments/znnuea/whats_the_timeframe_to_avoid_capital_gains/
