Mixed feelings between buying new or old

I’m trying to figure out what is the best decision between an older or newer condo. Here’s the facts:

Older: 1886 sq ft Built 1990 All brick exterior Systems are 8-12 years old Has three separate living areas Price $245k Needs new kitchen but would work within existing footprint

New: 1695 sq ft Will be completed February 2023 Cement board siding Green certified Only has one open living area Price $327k Downside is the units are very close together and we give up separate living areas which could be challenging with a teen

We’re talking about a $500/mo price difference.

Both built by reputable builders. Newer one is green certified.

What day you? Which one is better financial decision? Is it hard for us to adjust to shared living space after years of everyone having their own space in a SFH?

Question With Tricon "Pending ID".....

My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means?
