Back out or not?

Hi Everyone! Please help!! We will close our lennar new built home in 10 days. The rate we are getting is 5.15% for 30 years as we locked the rate earlier. Now prices of similar kind of house has came down to almost 7% in three months. The price reduction for our house is almost $60,000. We already gave $20,000 in escrow. Is there any way we can negotiate the price of the the house now or book any other house with same escrow in the same community? Real Estate License NSW

Is it difficult to get your NSW assistant agent certificate? I’m about to submit my questions as I’ve just completed the course. Just wondering if it’s possible to ‘fail’ or if they just let you re do the questions you get wrong. Buying home from family member, taxes

Thoughts on my plan (CA)

I bought my home in 2020 for around 660k in a really great location with one of the best school districts in Southern California. We’ve put nearly 100k into the home in updating it ie kitchen, bathrooms, hvac, new roof, tons of other upgrades. I have the opportunity to sell the home after two years and live with my parents paying a small amount of rent while I finish up my degree and my wife works on her masters. I could leave my job and live off my GI bill for school. A realtor we had over wants to list our home at 1.1 million based on comps and location. On one hand we think it’s a great opportunity to save and be ready to buy once housing gets a little less crazy on top of some other pros such as having the support of family with our two kids under 4. On the other hand, we don’t know if the amount we would make would be worth losing our low interest rate, privacy/ plot of land, as well as being so close to family lol. In my area, property taxes are paid twice a year: Once in May which covers 6/1-11/30 and then in November/Dec for 12/1-5/31. On my closing costs worksheet, it says 161 days of property taxes are paid to the seller.

For the period of 6/22-11/30. This wasn’t on the CD from the bank but was given to me as an additional cost by my attorney. Termites – is this worth it?

Please excuse any errors or misspellings as I’m using speech to text. Our inspection report showed that there was any evidence of pests. We still decided to close but a couple days later we found a lot of termite looking bugs in window sills that previously had water damage. We freaked out called a termite expert pay the inspection fee and with good news said there’s no evidence of active termites in our house. He did mention because it was a older house they did at one point have termites but they resolved the issue and there is no issue with the house structure. The termite inspector did offer to provide some preventative maintenance on the house and also cleaning up and sealing some of the previous non-active termite damage. The price for the full termite repellent for the house was about $1200 and it last for a year and the cost for just fixing or covering up old non-active damage was about $240. I need advice regarding commercial real estate

I have zero business experience so any help will be appreciated. A friend of mine told me that after the 2008 market crash a lot of commercial real estate became available on the market and prices and rent went down. Saying that I'm about to sign a lease draft and commit (by putting money down) on a storage that will be completed in 15 months. The space is in a very competitive part of town and I know if I don't take it someone else will take it immediately. Is it smart to sign? Or is the recession everyone is talking about going to give me more opportunities? P.S. I'm in healthcare so we get minutely affected by the economy.
