No foundation, no permits

Loving my new house, not loving the problems we’ve uncovered. Knew there would be some but we’ve found the addition to/expansion of kitchen has no foundation support underneath. It’s in need of stabilizing.

We had a home inspector note some minor cracks that needed retucking, and another inspector noted nothing. Well it has taken me two months to manually move a ton of debris, broken up concrete, bricks, construction materials out from under the deck to even be able to get to a piece of wooden lattice screwed up and blocked with concrete blocks (probably to keep animals out?) to get to the portion of addition which is under the kitchen.

The foundation guy says the side wall of house has foundation, but not the back wall of kitchen that leads up to deck has no stabilization. They put bricks and concrete up to look like a wall but he said you could actually push it down now it’s not doing anything. And that what is supporting it is set on just dirt, not concrete so it already has sunk a little in a few years since the said remodel.

That space has AC unit running thru it and the kitchen has plumbing. Since I was getting suspicious of them hiding the problem I searched for past permits at my address: nothing.

The house is well and ours now, but can I gripe to anyone about it? We certainly feel duped and will accept if we’re on the hook for it but trying not to be!

North Carolina – “One to Buy; Two to Sell”

I realize I will likely have to contact a real estate attorney but also hoping to hear insights and experiences from others! I have a house in NC that I bought by myself in 2009, and paid off, in full, in 2022. I got married in 2023. My spouse and I have not lived in the house as our "marital residence". We have maintained separate residences even after we got married. (That a separate topic!). I am now selling this house. Realtors have told us that my husband has to sign the deed at time of transfer but I am not convinced since the house has not been our marital residence. The realtors like to use the phrase "one to buy; two to sell", which seems like a broad-stroke statement which is not applicable under all circumstances. And of course, the realtors don’t realize the details of my specific circumstances: I purchased and paid for the house in full prior to marriage Only my name is on the deed And most importantly, we have never lived in the house as a marit...
