How would you sell ~1 acre of roadside land on NH-57?

My family owns 89 dismil (~0.89 acre) of ancestral land on NH-57, Odisha.

It’s a regular/square-shaped roadside plot with good frontage and direct highway-facing access, potentially suitable for petrol pump, farming, storage units, or other commercial use.

๐Ÿ“ Location: BBSR-Sonepur-Balangir Highway (NH-57)

๐Ÿ“ Land: 89 dismil (~0.89 acre)

๐Ÿš— 20 km from Sonepur | 35 km from Boudh | ~290 km from Bhubaneswar

๐Ÿ’ฐ Expected: ₹2 lakh/

๐Ÿ‘ค Direct owners, no brokers

We’re considering selling it primarily to build a retirement fund for my father.

And if anyone is genuinely looking for NH-57 roadside land, feel free to DM me.

We have maintained separate residences even after we got married. (That a separate topic!). I am now selling this house. Realtors have told us that my husband has to sign the deed at time of transfer but I am not convinced since the house has not been our marital residence. The realtors like to use the phrase "one to buy; two to sell", which seems like a broad-stroke statement which is not applicable under all circumstances. And of course, the realtors don’t realize the details of my specific circumstances: I purchased and paid for the house in full prior to marriage Only my name is on the deed And most importantly, we have never lived in the house as a marit...
