Can I drop my buyer's agent?

In Indiana.

I really wasn't all that enthused to sign a representation agreement yet, but circumstances forced me to move quick (only to find out later it was all for nothing, but that's another story). So here I am, bound by a buyer's agent contract with an agent I haven't heard from since 8/23.

He showed me a handful of properties that day, one of which was a strong contender, the rest very much were not (and each met only one or two each of the various requirements and preferences I'd shared). That day ended with a plan for him to investigate two other properties of interest and arrange showings. He was upfront at that time that he had pre-planned vacation the following week.

2 weeks later I followed up, reiterating 1. that the one property we'd seen was of strong interest and 2. I'd still like to see at minimum one particular other, possibly an addition one or two. I received no response to this message.

Since then, the "strong contender" is now under contract with another buyer, the most significant other I was trying to see is off the market (pulled in the midst of a pending foreclosure) and I haven't heard word one from my supposed agent in a month.

I don't want this to become a court thing, but I want out of this contract. He's clearly not filling his end, but also clearly isn't big on responding to messages so without a mutual agreement to terminate the contract is there any non-court path to getting it cancelled?

North Carolina – “One to Buy; Two to Sell”

I realize I will likely have to contact a real estate attorney but also hoping to hear insights and experiences from others! I have a house in NC that I bought by myself in 2009, and paid off, in full, in 2022. I got married in 2023. My spouse and I have not lived in the house as our "marital residence". We have maintained separate residences even after we got married. (That a separate topic!). I am now selling this house. Realtors have told us that my husband has to sign the deed at time of transfer but I am not convinced since the house has not been our marital residence. The realtors like to use the phrase "one to buy; two to sell", which seems like a broad-stroke statement which is not applicable under all circumstances. And of course, the realtors don’t realize the details of my specific circumstances: I purchased and paid for the house in full prior to marriage Only my name is on the deed And most importantly, we have never lived in the house as a marit...
