What is the best strategy for buying rental properties?

I want to buy several rental properties, how do I do this strategically? I want to be able to rent them out and airbnb them. How have you approached this? What are your methods for finding a good rental property? What’s your criteria for a potential rental or airbnb property? How do you find good tenants ?
