How Much Does It Cost To Rent Industrial Real Estate?

My company is looking to rent a 10,000 sq. ft. industrial warehouse to manufacture and store t-shirts. How much monthly rent should we expect to pay? The location is upstate New York. Utilities, hydro, water and propery taxes are not included.

Also, is the rent negotiable for renting industrial real estate? How much negotiating room is there for industrial rents?

My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means?
