I need to sell my home in CA to avoid possible foreclosure if I am not able to return to work.
Would I be able to sell my house at a "discount" to a friend in exchange for a long-term lease on a guest house'/ADU? My jurisdiction allows a 2 bd 940sqft ADU for my lot size with plenty of backyard left.
The Home Valuation: $475k with an existing mortgage of $167k. I would sell the home for $300k and use the funds to build the (my) ADU. I would "lease" it "rent-free" for 20 years. (ADU would also raise prop value 15%ish I think)
Is this possible? What type of lease would cover a change in ownership if the home is sold. Also, I imagine some type of buy-out option would be needed. My other option is to just sell and go by 2 houses in TX to watch Starship launches. :)
