A creative solution to Foreclosure? - Lawyer specialty advice?

Thanks in advance for taking the time to read this.

I need to sell my home in CA to avoid possible foreclosure if I am not able to return to work.

Would I be able to sell my house at a "discount" to a friend in exchange for a long-term lease on a guest house'/ADU? My jurisdiction allows a 2 bd 940sqft ADU for my lot size with plenty of backyard left.

The Home Valuation: $475k with an existing mortgage of $167k. I would sell the home for $300k and use the funds to build the (my) ADU. I would "lease" it "rent-free" for 20 years. (ADU would also raise prop value 15%ish I think)

Is this possible? What type of lease would cover a change in ownership if the home is sold. Also, I imagine some type of buy-out option would be needed. My other option is to just sell and go by 2 houses in TX to watch Starship launches. :)

I'm seeing builders offering interest rate buydowns worth $20k-$60k on $800k homes (rather than just lowering prices) in order to keep their comps high for their other units, now that buyer demand has been declining. So a new townhouse that appeared to sell for $800k in the MLS might have actually been a cash offer with a $100k+ buyer credit at close, meaning the buyer only spent $700k or less in total, but to the rest of the world they can only see the $800k! So that made me realize I can't trust comps/CMAs for other new construction townhouses. The sales prices could be way lower than they appear...
