Say you want to renovate your tenant’s only bathroom (1 bath apt). Instead of doing it during a vacancy, does it ever make sense to plan with the existing tenant to renovate when they’re going to be away (assuming a good tenant relationship)? I imagine it would be nice not to lose out on rent in the future doing the work in between tenants and they would be happy to have a new bathroom. But I’m sure there are practical downsides too right?
