Downpayment Check for Family

My sister is buying a new house and is asking for "help" with the downpayment. They have enough money but not in the bank, so they want to give me cash to write a check to them, to show that the funds are a "gift from family." This doesn't make sense to me, because why can't they just deposit their own cash and explain they've been stashing it under the mattress up until now? We're talking around 50k here. If I help them, is there anything I need to know about depositing 50k cash into my own bank account? TIA!

Question With Tricon "Pending ID".....

My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means?
