I'm thinking about buying a new build home next year and was wondering what terms I should ask for from my realtor if they're to represent me with my home purchase and the listing of my current home. The realtor who dealt with my current home did a good job but I'm not fully committed to them for this next purchase.

- It seems like many new home builders offer 2-2.5% of the buyer's agent commission to the buyer for their closing costs. Is this something I have to negotiate with my realtor?
