Home Selling Success Story: Under Contract in 3 Days I figured I'd share a home-selling success story, especially with all the doom and gloom surrounding the housing market lately. I think my wife and I might have had one of the easiest home sales I've ever heard of. My wife and I needed to relocate from Texas to Pennsylvania for family reasons. Around this time last year, we decided we'd put our house on the market during the summer of 2026 and see what happened. We hired a realtor, went over the numbers, looked at comparable homes, and ultimately settled on a listing price of $300,000. We originally purchased the house for $220,000 about eight years earlier. For some context, when we bought our house, most homes in our neighborhood were selling for somewhere between $200k and $300k. At the height of the pandemic housing craziness, those same homes were being valued at $400k to $500k. We knew those prices weren't realistic anymore, and we weren't interested in ...

I am not a doctor, nor do I play one on TV. I Live on the lower Oregon coast. Half locals, half retirees, half tourists and half golfers. Just from walking around and observing, it seems to me that when a retiree dies, the adult children are usually 500 miles away and suddenly having to deal with cleaning out and selling a 500k house. Kids think they are going to get 500k free money out of the house! Dream time. But then a Realtor or two comes in, as does an appraiser. Or two. Suddenly kids are informed of work that should be done, but probably only requiring 50 or 100k. Or so. Kids think, ok, we will still get 400k free money, so they approve it. 400k! Then the construction guys come in, and they find some leaks, roof work, flooring that should be replaced as well. Only 50k more. Probably. Probably, but we don't know until we start pulling stuff up. You can see where this is going. Suddenly all that free money starts dissipating, and starts feeding local industry instead. ...

I am in contract for a house (for like the 4th time) and I noticed that the neighbors were a little rowdy, living in a trailer cursing at their barking dog. As if that weren't enough of a problem, I got curious and checked the s*x offender list and lo and behold that property is home to a s*x offender, with the crimes of "LEWD OR LASCIVIOUS ACTS WITH A CHILD UNDER 14 YEARS OF AGE" and "ORAL COPULATION BY FORCE OR FEAR" from 25 years ago. Based on the website DOB he's about 50 years old now. I feel crazy even typing this because I can only lean toward absolutely pulling out of this contract but wanted to see if anyone had any wise thoughts on this matter before I do. I've seen other posts concerned about offenders in the nighborhood, but this is literally next door within eyesight. We will be selling our house soon and wondering if including all the furniture in house will attract more buyers. All the furniture is in excellent condition and about 8 pieces are antiques since they fit well in the Victorian old house. We are more than capable of taking every piece out of the house. Just wondering if buyer might be more inclined to put an offer on this house before another similar house with no furny included. Pieces include: Dining room: table/buffet/china cabinet antique 1920s art deco set Living room: antique marble coffee table, TV stand, electric fireplace sofas Bedrooms: beds, dressers, 1 antique vanity set Office: sofa, coffee table, desk Kitchen: antique 1920s table. Why are the Zestimate and Redfin Estimate for every single house that gets sold in my local market consistently above the sale price? And not by a small margin, but consistently anywhere from 5-15%! You'd think that when a house closes at a certain price, the pricing models would automatically readjust to account for the new sale. But it feels like Zillow and Redfin are artificially inflating their estimates to keep prices elevated. Redfin is also consistently worse than Zillow. The problem is, home sellers see these inflated estimates and think that this is what their homes are worth. We found a house and were able to negotiate a closing cost credit that fully covers our closing costs and some prepaid insurance and taxes During inspection we found some repairs needed dfor roof, plumbing. We wanted to use these to negotiate a bit more. Rather than asking for a price reduction, our attorney wants to ask for more credits and has mentioned trying to convert it to a price reduction after they agreed. That would be great since we know we can't put the credit towards many things outside closing. But I was curious if there is a reason for doing it this way vs just asking for the price reduction. He seems to suggest its psychological but is it not risky to get them to agree to it and then have to get them to agree to it again last minute to change it to a price reduction later? This is a nice rental I have and has around 1450 sq feet of living space. It has two bedrooms on the second floor and a very large living room + one extra room that can be used as a den/office space. I’m thinking to add this double french door and convert it into a legal bedroom. Passes all the requirements to be a legal bedroom as a closet is not required in my town. I think having the double french looks better than closing the space and having a regular door, even tho it has some drawbacks in terms of noise reduction and privacy. Tenants would have the option to add curtains or keep it as an office if needed. The idea is that 3 bedroom apartments rent for $200-300 more and could sell for more in the future. Thoughts ? TLDR: every lender we have tried to do business with eventually backs out on a strange technicality that no one else has ever heard of, and seems like a mistake,,,, but my agent doesn't try to remedy the deals, and is fine letting them fall through, to the point now where we aren't accepting anything but cash offers... My family has to move soon so I've started looking at houses. It seems that in this current market and where we're moving, houses that will both fit and suit us are going for about (at least?) $675-750k. I have good credit, but interest rates are obviously...what they are. That being said, I found an $850k home with a 3.5% assumable mortgage, $250k equity gap, 25yrs left. Without having had my own appraisal and inspection done (obviously any offer would be contingent on this and successful assumption of their mortgage) it looks like a very nicely maintained custom built house with updated/up to date systems/roofing/windows/etc, and it's in a *much* nicer neighborhood than everything else we've been looking at so far (lots of $1M+ houses, doctors, lawyers, extremely safe, etc).
