These houses also sold in our neighborhood but are not great comps - they are on the other aide of the street and have worse views, worse layouts, worse yards, and are smaller. That side of the street has always sold for much less -

We got an offer for 3.25. Our agent has said we have had a lot of showings given the market and the feedback on the house has essentially all been positive. But, the Seattle market sucks right now and nobody wants to put in good offers on a house and since now it has been sitting for a couple months it’s unlikely we will get a great offer.
Honestly we would be happy with 3.4-3.5, but 3.25 feels so low 😭.
