I built a rental property analyzer in Excel (with a full 18-page guide) and put it on Etsy. Here is exactly what it does.

I couldn't find a rental analysis spreadsheet that didn't feel like it was built in 2003, so I made one that actually looks professional and covers everything I wanted in one place.

What it is:

  • One INPUTS sheet where you drop in the property numbers
  • Automatic loan amortization over 30 years
  • Dashboard with monthly cash flow, cap rate, cash-on-cash, DSCR, GRM, 1% rule, break-even occupancy
  • 10-year projection with IRR and equity multiple at exit
  • Sensitivity tables for purchase price vs. rent, and interest rate vs. rent
  • Comes with an 18-page PDF quick-start guide explaining every metric

If you're the kind of person who wants to see every number before making an offer, this is built for you. If you'd rather build your own, the formulas are standard — I just did the formatting and integration so you don't have to.

Question With Tricon "Pending ID".....

My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means?
