i build 3D property tours for a living. please don't use them as your ONLY due diligence for sight-unseen deals.
my actual day job is building 3D walkthroughs for real estate (specifically using gaussian splatting, which basically means mapping out a true 1:1 photographic capture of a space, not a fake 3D render).
when agents use this to be completely transparent with out-of-state investors, it’s a superpower. it completely kills the "wide-angle lens" illusion. it shows you exactly how cramped a hallway actually is, which way the doors swing, and if the paint is scuffed.
but recently, i’ve watched so many out-of-state buyers treat virtual tours like they are a replacement for a home inspection.
guys, a 3D tour is amazing for spatial awareness, but here is the hard truth about what the tech mechanically cannot prove:
- the smell: a 3D scan cannot capture the black mold in the vents, the dampness in the basement, or the restaurant exhaust downstairs.
- the noise: you cannot see the HVAC humming like a jet engine, or the elevator shaft grinding right behind the master bedroom wall at 2 AM.
- the systems: cameras don't capture water pressure, drainage, or if the electrical panel is maxed out.
- the windows: 3D cameras and splatting tech notoriously blow out windows to pure white due to exposure differences. the view outside is the exact thing a virtual tour is mechanically worst at showing you.
if you are buying remotely, it's great when agents provide 1:1 3D captures because it proves they aren't hiding the layout. but you still need to force them to do this exact checklist on a live video call before you wire a single dollar:
- the live facetime: do not accept a pre-recorded video (they can just cut out the bad parts). get them on a live call.
- the silent 20 seconds: make them stand in the middle of the living room and shut up for 20 seconds. listen to the ambient noise of the building.
- the wet test: make them turn on every tap, flush the toilets, and hold the camera on the running water to check the pressure.
- the corners: make them point the camera at every ceiling corner in the bathrooms. that is exactly where roof leaks announce themselves.
a great virtual tour makes you feel like you've already been standing in the room, which creates a massive false sense of security. use the tech, but don't skip the actual diligence.
for the out-of-state investors and the agents who handle remote buyers: what is your absolute non-negotiable checklist for a sight-unseen property? what did a photo or video completely hide from you once?
