I am getting increasingly desperate with my housing sale. Need advice.

I posted my home for sale back in May. I got an offer 31 days later. That offer was contingent on my buyer selling his home. The contract expired August 12th. It was originally me just holding the property for him, but we now have a Right of First Refusal clause built in that ends September 18th. But no one is viewing the place as it still says pending on Zillow.

My roof is not in great shape, so my Realtor is concerned about my final selling price. I may end up having to pay money at closing. But at this point, I would be willing to do that. My current buyer is taking the property "as is." I am also worried it will take forever to sell if I back out of this deal.

I recently moved to another state for work. I had no choice. I am currently paying rent here and my mortgage back home.

I reached out to my mortgage company, Rocket Mortgage, to see what hardship options are available. They're supposed to be mailing me a form soon.

I need advice. What should I do? At this point, I would hand over the keys today if I could just walk away from the home.

North Carolina – “One to Buy; Two to Sell”

I realize I will likely have to contact a real estate attorney but also hoping to hear insights and experiences from others! I have a house in NC that I bought by myself in 2009, and paid off, in full, in 2022. I got married in 2023. My spouse and I have not lived in the house as our "marital residence". We have maintained separate residences even after we got married. (That a separate topic!). I am now selling this house. Realtors have told us that my husband has to sign the deed at time of transfer but I am not convinced since the house has not been our marital residence. The realtors like to use the phrase "one to buy; two to sell", which seems like a broad-stroke statement which is not applicable under all circumstances. And of course, the realtors don’t realize the details of my specific circumstances: I purchased and paid for the house in full prior to marriage Only my name is on the deed And most importantly, we have never lived in the house as a marit...
