If your best friend texted you “I just got the keys, what do I do first?” what would you tell them? I’m looking for the unfiltered, “text-your-best-friend” advice.
I’m especially interested in:
- The First 48 Hours: (e.g., change locks, find the water main, reset garage codes)
- The "Park/Trail" Factor: Specific tips for living right next to public trails/water (privacy, security, salt air/rust, critters).
- Old House / New Remodel: What should I double-check on a 1950s flip? (e.g., electrical, sewer lateral, insulation).
- Hard Lessons: Things you learned the hard way (drainage, neighbors, permits).
