Ran across a house today with a for sale sign and no corresponding online listing. According to records it was last sold 30 years ago (I also have been watching every house in the county for 2 months and have never seen it listed). The seller's agent is a name I'm familiar with, so their listings definitely go to the MLS aggregators.
Assuming I just happened to stumble across it before publicly showing up online, is there any way to take advantage of this if I like the property and want to avoid the overbidding nonsense? Would it be advisable to have my agent reach out to the seller's agent directly? How long does it usually take for a house to be picked up by MLS aggregators after a physical for sale sign is planted?
