New agent! Need help, extremely nervous...

Ok so I'm actually making this post for my girlfriend who is a new agent. She just joined coldwell 3 months ago and just got her first lead. She has a "mentor" but really doesn't know her well and receives little to no help or advice from her so I'm coming to you guys for some help.

She's incredibly nervous and stressed about this whole process. She's meeting with the new buyers next week and is trying to prepare herself to what questions they may have, what information she can have ready, what questions she can ask them, ect. She has no one to turn to for help...

With everything that's going on atm she's kinda of freaking out and I'm doing all I can to help her. She's frustrated that this so called mentor hasn't done anything to help her. I'm really hoping someone can reach out with insight, help, guidance, anything that can help her out in preparing for this meeting. Please feel free to DM me if you'd like to give her a call.

I greatly appreciate anyone that can help out. I'm trying to do what I can to help but I'm not an agent obviously so there's only so much I can do. Thank you in advance

My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means? Making offers on houses not listed for sale.

I want to buy a home for retirement. I am looking at lots of options, mostly focusing on the locations that appeal to me. I see lots of Zillow estimates of homes that look like great deals to me. Are these estimates accurate, even though similar houses in the same area that are for sale are usually priced much higher? If so, is it realistic for me to try to make offers to owners that do not have their homes listed? Would a realtor even consider helping me do this? Or, do these values indicate that the houses listed for sale are overpriced, and I should just lowball until someone accepts?
