How to compete with investors?

I’m looking to buy a house as my primary residence and I’m specifically looking for a house that needs some work. There are a lot of flippers in our market and I don’t trust the quick work that most of them do so I would rather buy a house that they haven’t done and do it myself. I’ve repeatedly been beat out on full cash offers, even one that was $10,000 less than mine ($5k over asking) so I’m wondering if there’s anything I can do to help my cause. I’ve considered writing letters to the owners for a personal touch but a lot of these go so fast they wouldn’t get it until after they accepted another offer.

Any other advice on getting to those types of houses with so many investors?

Question With Tricon "Pending ID".....

My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means? Making offers on houses not listed for sale.

I want to buy a home for retirement. I am looking at lots of options, mostly focusing on the locations that appeal to me. I see lots of Zillow estimates of homes that look like great deals to me. Are these estimates accurate, even though similar houses in the same area that are for sale are usually priced much higher? If so, is it realistic for me to try to make offers to owners that do not have their homes listed? Would a realtor even consider helping me do this? Or, do these values indicate that the houses listed for sale are overpriced, and I should just lowball until someone accepts?
