What to ask realtor when visiting house?

I plan to buy a house in a year but as far as my realtor is aware, I'm buying one immediately. This means that I do not intend to buy any of the houses he will tour for me. Instead I will use this opportunity to ask questions to gain experience on what to look for in a house.

I wanted to ask what questions should I ask him and what should I try to learn about? I'm also bringing some friends that are more experienced in real estate to prevent him from tricking me up.

My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means?
