My partner and I are first time homebuyers and needed some outside perspective on a house we are trying to close on. We are waiting to speak with our lawyer, although we get the sense she would rather not deal with this. For context, we have been trying to buy for over a year in a very competitive market where, despite bidding over price, we have been beaten out by cash offers 10 times. We finally got an offer accepted on a house that initially accepted a cash offer but that offer dropped. When we received the contract is when the seller disclosed that the house was currently involved in a lawsuit due to an easement agreement with the neighbors. We were able to speak to the neighbors and (since we live in the community already) did our own research on the matter. The neighbors seem to be lovely people so that didn’t seem to be an issue- the day after we contacted them they called us back and said they were dropping the suit. I recently put offers on 2 homes that were multiple listing situations. Both offers were either full price or above asking price. In both scenarios, the listing agents never contacted my agent to tell us that our offer was not chosen. We found out thru Zillow that we didn't get the home when it was marked "pending." Hello helpful people! I have an interesting opportunity and looking for advice on anything I might not be considering. In the multitude of advice there is wisdom, so I'm asking. My wife and I own a home in Missouri. We've paid off the mortgage entirely. Approximate value currently is $350k-$400k according to a realtor friend. My next door neighbor recently passed away. He was a nice old man who was a good friend the last 10 years while we lived here. He told his brother in the hospital to sell his house to us and make us a good deal. His brother had the home appraised and told us he would give it to us for $100k lower than appraised value. It appraised at $569. The home has an in-ground pool and we have kids that are the perfect age to enjoy. The home is an upgrade in square footage and other ways. I only own a few rental properties, so I’m not a big investor, but I constantly feel like I’m flying blind. Cashflow is hard to pin down - rents come in, bills go out, but I don’t have a clear monthly snapshot of what’s left. Expenses (repairs, taxes, insurance, HOA fees, random Home Depot runs) always sneak up on me, and I never categorize them properly. I know equity is building as I pay down the mortgage, but I have no easy way of seeing the full picture: cashflow + equity growth + expenses. This situation is about my aunt & what she’s been going through but more or less her brother, my dad refuses to hold down a job for longer than a month because he feels like he shouldn’t work. He refuses to work, he doesn’t help clean the house, cook, do any sort of yard work. Nothing, he’s a figure taking up space in a room. Their mother decided to add him to the deed to the house before her death knowing fully well he’s never respected her a day in a life.
