Should I just walk away from this home after getting my inspection back?

This is the full list of repairs my realtor wanted to ask for. I do not think all of these are necessary and would remove some but I am just overwhelmed with the amount of things that needs fixed with this home. And this isn’t even all of it! This is a 2009 home being sold above market value and all this stuff is wrong. Our inspection report was 56 pages long.

What would you ask for repairs? Am I better off just walking away if they refuse? If you got a sellers concession what would you ask for the total price to do everything myself?

  1. Roofing System (See Report: Roofing Section, approx. pages 6-10)
    • Repair or replace damaged shingles on all elevations
    • Address ridge cap damage and exposed fasteners
    • Evaluate and repair hail-related impact damage
    • Correct flashing issues (lifting, rusted, and missing kickout flashing)
    • Trim tree branches away from roof
    • Seal all roof penetrations as needed
  2. Attic & Roof Structure (See Report: Attic/Structure, approx. pages 11-13)
    • Repair sagging/depressed roof decking
    • Seal openings to prevent pest intrusion
    • Improve attic ventilation
    • Add insulation to meet recommended levels (approx. R-38)
  3. Drainage & Exterior Water Management (See Report: Grading/Drainage, approx. pages 4-5 & 14)
    : Add fil soil along foundation (north side)
    Repair/replace missing downspout components
    Correct gutter slope and leaks
    Ensure proper drainage away from foundation
  4. Interior Moisture Intrusion (Front Bedroom) (See Report: Interior, approx. pages 18-20)
    • Identify and repair source of moisture intrusion
    • Repair damaged walls and baseboards
  5. Exterior Walls & Masonry (See Report: Exterior, approx. pages 3-6)
    • Paint/repair steel lintels
    • Improve caulking around windows, doors, and trim
  6. Flooring (See Report: Interior, approx. pages 18-21)
    • Replace water-damaged flooring in front bedroom
    • Repair/replace cracked tile in hall bathroom
    • Repair damaged flooring in closet and other affected areas
  7. Electrical System (See Report: Electrical, approx. pages 21-25)
    • Repair/replace faulty AFCI breakers
    • Add surge protection at panel
    • Install proper FCI protection (laundry, exterior, etc.)
    • Repair exposed exterior wiring
    • Correct open neutral and damaged receptacles
    • Install missing weatherproof covers
  8. Safety Items (See Report: Safety Summary, approx. pages 2 & 25)
    : : Install carbon monoxide detector
    •install missing smoke detectors

  9. HVAC System (See Report: HVAC, approx. pages 15-17)
    Service and repair cooling system (currently not cooling properly)
    Replace dirty filter
    • Repair refrigerant line insulation
    Address noisy outdoor unit
    Clean system and ensure proper temperature differential

  10. Plumbing (See Report: Plumbing, approx. pages 26-29)
    • Repair leaking drain in hall bathroom
    • Install missing shutoff valves
    • Repair tub spout seal and diverter
    • Address damaged sink cabinet
    • Replace/repair cleanout covers in yard

  11. Appliances & Fixtures (See Report: Appliances, approx. pages 29-31)
    • Repair or replace inoperative microwave
    • Repair inoperative range exhaust fan
    • Secure dishwasher and correct drain configuration
    • Repair noisy ceiling fan
    • Replace missing light fixture covers

  12. Fireplace (See Report: Fireplace, approx. page 31)
    • Repair gas log system to proper working condition

  13. Doors, Windows & Garage (See Report: Doors/Windows/Garage, approx.
    pages 7 & 32-34)
    • Replace missing window screens
    • Repair windows with failed seals
    Repair garage door damage and opener button
    Improve door weather stripping

  14. Sprinkler System (See Report: Irrigation, approx. page 35)
    Repair system (non-responsive)
    Repair damaged wiring conduit
    Install backflow prevention device
    Install required rain/freeze sensor

  15. Additional Items (See Report: Various Sections Throughout)

    Repair fence (leaning posts and damaged boards)
    Replace damaged dryer vent cover

I realize I will likely have to contact a real estate attorney but also hoping to hear insights and experiences from others! My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means? Aren't comps/CMAs useless with buyer credits at close happening now?

I'm looking into buying a new construction townhouse in my HCOL US city. I'm seeing builders offering interest rate buydowns worth $20k-$60k on $800k homes (rather than just lowering prices) in order to keep their comps high for their other units, now that buyer demand has been declining. I asked my agent about these, and he said these buydowns aren't even the full story: buyers can write all kinds of other credits into an offer, like their closing costs, prepaid sewer fees, etc. Apparently cash buyers can just write in a "buyer credit at close" for any amount in their offer. So a new townhouse that appeared to sell for $800k in the MLS might have actually been a cash offer with a $100k+ buyer credit at close, meaning the buyer only spent $700k or less in total, but to the rest of the world they can only see the $800k! So that made me realize I can't trust comps/CMAs for other new construction townhouses. The sales prices could be way lower than they appear...
