Sellers Anxiety and Buying New Home

I have never done this before and I don’t have a great support system, it is basically my husband and I just trying to figure this out as we go. I was offered an opportunity out of state which we decided to take, as an opportunity to explore and see a new place. We are under contract for a new build but we don’t really know when it will be finished, it looks like they have begun drywall and the siding and shingles are complete. We need the equity from our current house to close, we have no idea when closing will actually be with the new house. Initially I was told maybe sometime in February, but the progress of the house makes me nervous it could happen sooner. We recently listed our current home for sale, and I know this is a terrible time to list our house and no one knows what the market is doing right now, this is making me crazy nervous, I can’t un-hear everyone’s comments.. the sheepish “good luck I guess, the market sucks right now!” from family. Our current home in CO is i...

Cash out refi w/o 2 yr W2s

Do any lenders offer a cash out refi without 2 years work experience? I have a home paid off worth about $220k. I have $50k in high interest rate credit card debt at about 28% and want to pay off this debt. I recently started working 4 months ago but had not worked in the previous 2 years. I currently have a 750 credit score. Are there any lenders who will accept 30 days paystubs as income qualification or do all require 2 years W2s? What would you recommend to consolidate this debt? submitted by /u/Delicious-File-8920 [link] [comments] source https://www.reddit.com/r/RealEstate/comments/18bccll/cash_out_refi_wo_2_yr_w2s/

I own a home in NH that is entirely surrounded by another property owners. I access it with a dirt driveway across their land. We have a deeded right of way easement.

A subdivision is being built (same neighbor property owner sold off more of his land) that includes plans for a new road that we will get our driveway connected to, so we won’t have to drive over an easement right of way anymore to get to our house. This was the situation when we purchased the house. Our real estate agent and previous owners provided the surveyor map in the subdivision plans showing this road plan at the time. Forward 2 years. Subdivision only cleared trees and a gravel staging area just inside the entrance to the subdivision, far away from our property. The developers contacted me to negotiate a nitrate loading easement with them, in order to get access to the new road. Our town is all well water, septic and mine is a dug well, so I’m concerned about nitrates. My property is below the subdivision topographically downhill (more like at the bottom of their mountain). How can the developers do this so late in the game? I already agreed to buy the home, and expecting a ...

Foreclosure Auction with 7 Day Bid Cycle?

We found a house we really like, but it’s listed as a foreclosure auction. It’s not like it’s being auctioned off in a set date though, apparently there’s a website we put our bid on and then we hear back if they’ve accepted after the 7 day bid cycle. It was actually listed as a higher price and then dropped $10k. So we went to look at it on the last day of the bid cycle. Agent said the bid cycle closed and no previous offers were accepted, so we are putting in an offer now, but I’ve just never heard of something like this type of auction and googling hasn’t led me to many answers. submitted by /u/Tiki108 [link] [comments] source https://www.reddit.com/r/RealEstate/comments/18bb3a4/foreclosure_auction_with_7_day_bid_cycle/

Online lender for Land Equity Loan?

Like the title says i am looking for an online lender that offers land equity loans. We have a couple of acres of land free and clear that we can put up as collateral. Credit is too bad for unsecured loan and our home is in dire need of some repairs asap. The smaller banks in our area that i have checked with do not do land equity loans. Any recommendations? submitted by /u/337Kidd [link] [comments] source https://www.reddit.com/r/RealEstate/comments/18aizdk/online_lender_for_land_equity_loan/

Negotiate or Walk Away

Just got the inspection report on a property I'm looking to buy. The property is from 1942 with no updates just a new roof, but looks in great condition. Someone passed on the property as well. Things they found. Electrical needs a total update. Currently on a fuse box and no GCFI fgrounding. 2 Galvanized plumbing throughout. 3 Termite Damage in garage and in possible foundation. 4. Needs seismic retrofitting/bracing. And some of the beams/joints are sagging. There are other things but those are minor. The seller won't drop the price until we get quotes from plumbers/electricians/termite which I'm rushing to get due to a 7 day contingency. From what I've gathered this may be a 60k job. Is it worth it? Thanks! submitted by /u/Claralon [link] [comments] source https://www.reddit.com/r/RealEstate/comments/18aetkd/negotiate_or_walk_away/

How much mortgage can I afford?

Debating wether to purchase a home or continue renting. Currently make about 100k/yr with monthly take home of about $5600/month. 31 year of age single, no student debt, car paid off, 105k in stocks and 120k in retirement funds. I currently have 30k in checking and 15k in savings. I would really like to purchase a home but also don’t want to touch my stocks portfolio for a down payment. With my current rent payment of 1550 including all utilities, I can save about 25-30k a year. Any advise would be greatly appreciated 🙏🏽 submitted by /u/awet09 [link] [comments] source https://www.reddit.com/r/RealEstate/comments/18af59q/how_much_mortgage_can_i_afford/
