Currently in the negotiations for a house. Waiting for a response from the seller. Could I talk to the listing agent to see if there was any information? It’s been almost a week.

We’re on a hold right now just waiting for the seller to tell us what their offer or acceptance for negotiation on repairs. FTHB ready to make an offer on condo, how to minimize commission?

I have been hunting for a while and found a place I’d like to bid on. I would be making an all cash offer around $325k. I do not have an agent but realize I do need one to close the transaction and cover me for any unforeseen issues I may have overlooked. That said, I don’t think it’s worth paying $8k+ in commissions given the circumstances. Am I wrong? What would be the most appropriate and effective route for me to take? Do I call a few local agents and just flat out ask if they’ll accept a lower commission or flat fee even to help me close the deal? What would be fair? Would they even entertain such an arrangement? A realtor purchased our home. Do not recommend. Here are some of the wacko things we had to do so the house we purchased didn’t fall through.

Our house sold the 2nd day it was on the market after 3 counter offers. Buyer asked our agent what was most important to us, he said a quick close, she offered full list price ($399,900) and we accepted. She verbally told our agent “I won’t nickel and dime them.” That was a lie. She assured him she’d be able to close on time, obv on the date written in the purchase agreement. Also a lie. We FINALLY close on Monday, 13 days after the original close date. We’re almost at the finish line but I just wanted to share some of the things we had to do in order to not lose the house we’re purchasing. Its purchase was contingent on the sale of our home. -buyer’s son is an HVAC guy, came to the inspection, insisted our AC was leaking We pay HVAC guy to come out, he confirms it is NOT leaking, works at full capacity, etc. There was one small repair for $300 which we paid and submitted his report to buyer. Buyer doesn’t like the company we chose, insists it is leaking, and will only accept spec...

Questionable realtor?

So I made a post yesterday and to clarify I put the wrong amount. Realtor #1 said home value is at 525 (not 510 like I said. My husband said I had the numbers wrong) and realtor #2 said our home value was 399. In the chaos of last night while my husband was working with the relocation company I found someone local who works with the relocation company and they did an over view saying if we had done zero upgrades since our purchase 3 years ago (they used the foreclosure paperwork and pictures to do their eval) it would come in at 550. Now we wonder if 1. The second realtor was incompetent 2. The second realtor wanted to get this as a flip so under valued it 3. The second realtor had someone they wanted to sell it to who doesn’t have 500k or 4. The second realtor needs a quick buck so undervalued the home to sell asap. In all honesty we are floored and rather upset bc realtor 2 is preventing us from being able to put our home on the market as she took 3 days to get to us then took 2-3 ...

Is this normal relator behavior?

Im trying to buy some property and have been working with a realtor to visit and hopefully aquire a property. In the past 2 months I've sent her 6 properties to look into. I've only gotten to visit 1. Some of the properties had weird restrictions, others shes waiting to hear back from the owner and some she didn't respond to me at all about. She told me she was making a list of properties 2 weeks ago. And updated me last week that she was still searching. But what about some of the properties I sent her? At this point I'm considering getting another relator because I feel like I'm wasting time. Is this normal and do I just need to be patient or is something off. Mold and Leaks identified after closing

Hello everyone. We just closed on a home on 9/05 and didn't officially get out keys until 9/12 as the seller signed a tenant agreement to extend their stay an additional week to have more move time. We walked in for the first time after closing and immediately noticed a huge moldy spot on the wall inside the entry closet, a long with some spots all the way up the wall that looked like water damage - even just opening the closet we were hit with a strong musty smell. The closet was full of items during inspection and every other visit to the home. We had the inspection done a few weeks ago and this was not caught, which I understand as the inspector couldn't access the inside of the closet well. Since the closet is located behind the shower, I called a leak identification company out to do thermal testing and turns out that there is an active leak behind the shower, as well as behind the bathroom sink on the opposite wall of the bathroom.
