FTHB ready to make an offer on condo, how to minimize commission?

I have been hunting for a while and found a place I’d like to bid on. I would be making an all cash offer around $325k.

I do not have an agent but realize I do need one to close the transaction and cover me for any unforeseen issues I may have overlooked. That said, I don’t think it’s worth paying $8k+ in commissions given the circumstances. Am I wrong?

What would be the most appropriate and effective route for me to take? Do I call a few local agents and just flat out ask if they’ll accept a lower commission or flat fee even to help me close the deal? What would be fair? Would they even entertain such an arrangement?

Thanks in advance for any guidance you all can provide.
