Is "abandoning" open permits something you have seen before?

Just wondering. Closing was supposed to be today, but the house had five open permits. Lawyer called the city on Friday, and the city abandoned two the same day. They were from the previous owner before the seller and issued in 1999 and 2005. They just abandoned a fourth one this morning from 2007. Houses not flying off the shelves this past week

Anyone else notice this? In my zip code houses have come on the market at ridiculous prices and have just sat for the entire week. Anyone else seeing this trend? A creative solution to Foreclosure? - Lawyer specialty advice?

Thanks in advance for taking the time to read this. I need to sell my home in CA to avoid possible foreclosure if I am not able to return to work. Would I be able to sell my house at a "discount" to a friend in exchange for a long-term lease on a guest house'/ADU? My jurisdiction allows a 2 bd 940sqft ADU for my lot size with plenty of backyard left. The Home Valuation: $475k with an existing mortgage of $167k. I would sell the home for $300k and use the funds to build the (my) ADU. I would "lease" it "rent-free" for 20 years. (ADU would also raise prop value 15%ish I think) Is this possible? What type of lease would cover a change in ownership if the home is sold. Also, I imagine some type of buy-out option would be needed. Ceiling height upgrade

Please be kind. I'm not an architect nor is my buyer's agent nor is the builder's agent. I have asked to speak directly with the builder's engineer and was denied. Ain't nobody got time for that, apparently. The builder offers ceiling height upgrades on any floor--but only into the "attic space." The total house height does not change. The "roof line" does not change either. That's all I can get out of them besides a vague promise from the listing agent of, "don't worry about how it works, we're not going to build a house that looks weird on the outside." Mechanically, how does this ceiling extension affect things like windows and vaulting? Let's say I raise the top floor a foot, but it's currently not vaulted (from the interior view) and already has windows butting up against the horizontal roof line. With the raise, is the ceiling now vaulted and the window a foot closer to the floor??? I really don't unde...

how would you approach a neighbour that is overdoing the whole non permitted suites/ units on his property ?

We have a guy that has not only has an irregular 2nd home on his 1/2 acre lot, but is also now making plans to build a 3rd home on wheel in his front yard. Obviously this is a against the bylaws in almost any city, including ours, but it's pretty sticky calling the city bylaws and getting them involved. You still have to live beside the guy. I will point out he is also generally an A-hole (dog runs free on our yard and he gossips about us and others, and lies to use about stuff the few times we talked to him) . He kind of has this attitude that "we better get used it it" I mean, we are pretty relaxed but that is just to much of a hit on our privacy value, rights, and privacy. I can't imagine in a million years thinking I am so much above the rules. Has anyone ever found a way to deal with something like. Advice on Choosing Real Estate Agent—Dual Agency?

We are selling our house in a highly desirable neighborhood with one of the most sought out school districts. I’m debating between two agents to sell our home, and both seem great, but I do have a couple concerns. Agent A has a small team and seems like a well-oiled machine, but my first concern is she suggested a listing price range 440-450K (which is similar to another agent’s suggestion who we are not going with), while Agent B says we should list at $475 K. I feel it’s a pretty big difference in listing price but Agent B says she’s confident it will sell since the market is hot. When asked then why is Agent A’s range different from hers, she responded by saying she’s probably not as confident and is pricing the house to sell fast. My concern is Agent B trying to get our business and overpricing and won’t deliver. She does have a lot of experience and great reviews though. Second, dual agency is allowed in our state. [CA] So-Cal First Time Home Buyers Offer Accepted

First time home buyers in Southern California. Decided to jump into the market earlier than planned due to low interest rates . We viewed over 30 properties over the course of the last 6 weeks and placed and lost 18 offers. Our 19th offer just got accepted. We were very discouraged after experiencing first hand how competitive the current market is. Ultimately we won with a $45k (5%) over list offer with reduced loan and inspection contingency periods, no appraisal contingency, and 30 day rent back period PITI. Have been lurking this sub the whole time to get a gauge for other home buyers struggles and tips. My experience has mostly been in agreement with others, however it is still possible to get a somewhat reasonable offer accepted, considering we have been losing to $100K+ over list, waived contingency, cash offers for the most part. Hoping inspection report is relatively clean and crossing our fingers that the property appraises but are ready and willing to cover the difference. ...

My family sold some inherited land and needs to buy a new home to live in within the next 6 months. What are some options to consider moving forward?

We need to find somewhere to purchase or I believe the capital gains tax will cut our budget in half if we do not find a new home within 6 months. We are considering buying a home in full but there’s not many available for sale in our area we can find. Or if possible buying land (fairly rural area) and placing some type of prefabricated home like a tiny home or something of the sort. Should I rent or sell my home? Olympia, WA

I am moving this summer due to the military and wanted to ask if it's worth renting out my home or selling it. I've browsed through the previous posts for this location, but there isn't anything recent/post-Covid. I currently own a 3 bed, 2.5 bath 2500 sq ft home with a 600sqft back yard in Olympia that I purchased for $350k back in 2018. Current mortgage is right around $2k per month. The house is within half a mile of a middle school and elementary school. It takes about 16 minutes to drive from my home to JBLM and 35 minutes to Tacoma city center. Zillow currently has the house estimated at $410-496k. My original plan when I purchased the house was to rent it out to a military family for around $2200 since that's about the average housing allowance price in the area, but since I've checked out prices of homes currently up for rent in the area, I'm not sure if I'm charging too low or not. [CAN] Supposed to close on home purchase 1 Apr, house had new water damage this week

Hey all, Hope I can ask a question here. We have an accepted offer to buy a home with a close date of 1 Apr. We're supposed to sign tomorrow (29 Apr). This past week, the sump system failed and the basement flooded with about an inch of water. The owner had all the laminate flooring pulled up, based boards removed, and a section of drywall removed to assess damage. We asked the seller to move the close to 1 May in order to give some time for proper repairs to be conducted before we finalize the purchase. The seller is adamant about not moving the close. The seller offered $7k in cash so that we can proceed with the repairs on our own, or, alternatively, he'd do the work himself "as best he can". Based on pictures we've received, the damage looks minor (given the possibilities). We'd have to replace the flooring, hang a bit of drywall, replace baseboards, and mud/tap/paint. My estimate puts the cost at 10-12k to have the work professionally done. I ballpa...
