We are selling our house in a highly desirable neighborhood with one of the most sought out school districts. I’m debating between two agents to sell our home, and both seem great, but I do have a couple concerns. Agent A has a small team and seems like a well-oiled machine, but my first concern is she suggested a listing price range 440-450K (which is similar to another agent’s suggestion who we are not going with), while Agent B says we should list at $475 K. I feel it’s a pretty big difference in listing price but Agent B says she’s confident it will sell since the market is hot. When asked then why is Agent A’s range different from hers, she responded by saying she’s probably not as confident and is pricing the house to sell fast. My concern is Agent B trying to get our business and overpricing and won’t deliver. She does have a lot of experience and great reviews though.
Second, dual agency is allowed in our state. Agent A says she herself isn’t a dual agent but if there’s a buyer, a buyer’s agent in her brokerage would represent him/her. Agent B says she does practice dual agency but won’t if we don’t feel comfortable. I just want to make sure my agent has our interests as her priority (to get the best price for the house) as opposed to a bigger commission, but I also don’t want to miss out on serious buyers that could come with dual agency. Thoughts?
