Nearly three years ago, My wife and I closed on our first home. Later we found some latent defects that we have proof that the Seller knew about, but did not disclose. We obtained an attorney through my Wife's union, but one day we called him to get an update on the next steps to submit the lawsuit, and he acted like her never knew us. "How did you get this number?" He just kept suggesting he send a letter to the seller with no real action plan behind it. Anyways...
The out of pocket expense ended up being just about 10k out of pocket. The issue was a faulty sump pump that led to water entering the lower split foyer damaging the drywall, carpet dry rotted amongst other additional repairs.
We found out that the Seller did not disclose that she had a major foundation repair due to a failed sump pump installation by a company which she later had to sue. She Won...
The sump pump issue was never fixed, but the foundation repair was. We kept wondering why the seller was so anxious to sell by March 2023. Likely before the heavy spring rains could reveal the defects.
So... We only have a few days left due to out Lawyer bailing on us to figure out which route to go, and FAST. In the State of Maryland, you have 3 years to submit such a claim. I'm overwhelmed... lol Any Advice is welcomed.
