Am I financially ready to buy a house?

I've been wanting to buy a property for a long time but being in the mililtary made me not do it before. Now that i'm out of the military, I've been re-assessing myself if i'm financially ready to do it. I'm currently living in Oahu and plans to stay here for as long as I can. It's very expensive here compared to other states but I think I can make it work.

I'm single and currently makes $119K. I have $100K in savings that can cover some of my downpayment. I have $90K in my TSP and $25K in my Roth IRA, which I can borrow money from if needed. I have no debt since my car is paid off and I pay off all my credit card every month. My credit score is 800+ last time I checked.

I'm looking to buy a 2br townhouse around $500K with an HOA of $512. The lender gave me an estimate mortgage of $3300 monthly for a VA ARM rate of 5.25% with a 10% down.

With all these in information, will I be fine financially if I decide to buy? I'm thinking that if things gets worse, i can house hack and get a roommate.

The worst thing i'm scared of is being house poor. I missed out on a lot of things when I was younger just so I can have this much savings and don't wanna lose it because I bought a house at the wrong time.

My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means? Making offers on houses not listed for sale.

I want to buy a home for retirement. I am looking at lots of options, mostly focusing on the locations that appeal to me. I see lots of Zillow estimates of homes that look like great deals to me. Are these estimates accurate, even though similar houses in the same area that are for sale are usually priced much higher? If so, is it realistic for me to try to make offers to owners that do not have their homes listed? Would a realtor even consider helping me do this? Or, do these values indicate that the houses listed for sale are overpriced, and I should just lowball until someone accepts?
