Agent couldn’t make a showing appt. So I (seller) ended up showing , and selling a property. What would u do?

Fairly large property and mid 7 figure deal, so a lot of commission is to be made here…for those that don’t wish to read all this, let me be clear that I do NOT believe I’m entitled to all or even the majority of the commission.

This is more of an ethical discussion for entertainment, not so much a legal / contractual one. Interested in both agent and owner perspectives here.

Evening prior to showing, my agent texts me that someone wants to view the property the next morning and that he has a prior showing scheduled already, but if I’m around and wanted to, he’ll let their agent know that I would..: (buyers agent found listing on MLS. The property is fairly large and complicated so I’ve been around for some of the previous showings, and in general I believe that I can typically sell my properties better than any agent, but I use agents anyway for the various other reasons and I’m not a “realtor hater type” The property has been on the market for a month or so and we’ve seen some action, but mostly lowball offers prior to that day.

Anyway, the tour took around an hour, and it wasn’t even until about 20 minutes in that they realized through small talk that I was the owner, not the agent. As they left I could see that the buyer was real and very interested, and I immediately text my agent jokingly but also srs, (I just sold them the home)

Turns out I was right. Now…I haven’t asked him, and he hasn’t mentioned anything, but as a businessman with years of various types of sales experience, if I was my agent, I’d probably cut me a piece of commission for the sale.. even if was just a few thousand dollars as a nice gesture. I don’t think he’s going to even mention anything, and for that reason more than anything, I’m beginning to feel that I should bring it up

I'm looking into buying a new construction townhouse in my HCOL US city. I'm seeing builders offering interest rate buydowns worth $20k-$60k on $800k homes (rather than just lowering prices) in order to keep their comps high for their other units, now that buyer demand has been declining.
