Negotiation

Hello. Just finished the inspection and found major things and minor. I agreed with my realtor that the minor things we can cover but the major items would need to be addressed, so we only brought up to the seller roof, insulation, and crawlspace. Seller is fixing the crawlspace support beams, fixing the soft spots in roof, and getting the insulation tested.

Am I unreasonable for not being satisfied they are willing to pay temporary fixes and not the entirety? Did we make the mistake of not providing the entire list of items that need repair? My realtor has stated it’s not bad considering they’re paying the closing costs as well. But we would eventually have to front that money AND fix the other items over time. A few of the finds aren’t completely cheap either but we preferred the major items be fixed and we’d cover the minor items to assist the process.

Seller offered to repair the soft spots instead of replacing the entire roof, even though the roof is gonna be due within the next 5-7 years, we even offered to pay 20% of the roof cost and they can take it off the listing price if they wanted to go that route. The crawlspace entirely just needs to be redone, they offered to replace the rotting beams.

First time homebuyer so please assist on the best way to approach this, thanks!!

My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means?
