Apartment with 7m (23ft) ceilings

Hey! I'm curious about the experience of owning a home or apartment with very high ceilings—specifically around 7 meters (23 feet). If you invested into or have lived in a space like this, I’d love to hear about it. For more context, the apartment in question is on the top floor (penthouse), ~61 m2 (~657 sq. feet), 3 rooms + bathroom, has a stairway and a rooftop terrace. Do high ceilings increase property value or make it harder to sell? If you have lived in or owned one, anything you love or hate about it? Also curious about other things like unique design or furniture challenges, heating/cooling costs and overall comfort, handling cleaning or changing lightbulbs in such a high space, lighting and acoustics, or any creative ways to use vertical space for storage. Would appreciate any insights or even pictures if you’re willing to share. Thanks in advance! submitted by /u/katite0 [link] [comments] source https://www.reddit.com/r/RealEstate/comments/1ifvhpq...

Should I Ask for Extra Commission?

Hey everyone, Me & My friend run a personal branding agency for real estate agents, helping them build their brand, book calls, and generate leads through content. So I Got A Client 3 month's Ago (forst & only one) & We guaranteed him we'll results within 90 days—if we don’t deliver, they don’t pay, and we work for free for the next 90 days. for ($1500 for 3 month's) Here’s the situation: Month 1: Not amazing, but we booked some calls and got ~150k organic views across their platforms. No listings sold. Month 2: Sold 2 listings and hit 1.2M views. I was thrilled because we were finally driving results. Month 3: Absolutely killed it—sold 5 listings directly from the content we created & hits 5 million views across all platforms. The issue is, we only got paid the agreed-upon amount, and I’m wondering if it’s fair to ask for extra commission. We handle everything—scripting, editing, production, posting—they just need to film. I feel like we’ve g...

Great house but no backyard in Seattle, WA area

We saw a house that has everything we wanted (location, good schools, price, size, 3 car garage, etc) in a Seattle suburb (HCOL), but no backyard. It has a covered deck and immediately a fence. There is a narrow side yard. We don’t like doing yard work so this is not a dealbreaker. We currently have a house with a large backyard and don’t have time to maintain it and barely use it, even with a 5 year old. However, I do worry about the impact on resale value. Also, if I wanted to make an offer below listing due to lack of backyard, not certain how much less. List price is $950,000. Thinking of offering $940,000 (husband wants to offer $930,000), 20% down, with financing contingency. Not working with an agent as we didn’t expect to find a house we liked so quickly. Offer review deadline is Monday at noon, don’t think I have time to find an agent. Wondering if anyone has any insight on the impact of lack of backyard on home value and whether this is even a competitive offer? Thank you f...

Cleanest Quit Claim

Hi. I'm a 50% homeowner (condo) in the state or Florida. I have read and heard about Quit Claim's not being done or filed as clean as they could have been resulting in some future issues. I have even heard the term a "perfectly completed Quit Claim". I'd like to save some money, download the Quit Claim template and file it myself with the county. Anyone know what a "perfectly completed Quit Claim" looks like and what I can/should consider now before moving forward? submitted by /u/joemamma2 [link] [comments] source https://www.reddit.com/r/RealEstate/comments/1if60t6/cleanest_quit_claim/

Doubt whether to sell now or rent

I started in the last year to diversify my investments by investing in real estate. M34, I live abroad, I currently have a total assets of about 650k composed of: 207k equity ETFs, 300k real estate (market value), 42k Crypto, 12k gold ETFs, 8k bond ETFs, 25k liquidity, 50k liquidity in my company's coffers, 2-3k other I purchased in December 2024 - after about a year and a half of research, time and attempts - an apartment in the center of a large Spanish city (Valencia). It was an opportunity, paid € 184,000, two bedrooms and with unique characteristics for the real estate market in the area, for example super bright with as many as 5 balconies. Well, the goal was to renovate it and rent it out. In a month I renovated it (it needed a refresh, not deep work) arriving at a total investment of €222,000 and I have already rented it for €1,400/month for the next 4 months (my intention is to rent it for short periods like this). I had it appraised by a real estate agency and they t...

Flood history question

Bought a home last year, was told that there was not disclosure form required because it was an estate sale. Inspector noted some moisture in the basement bathroom. Seller had the plumber “replace the wax ring and snake pipes”. No mention of any previous issues. Basement flooded badly after closing in the same area. After much trial and error figured out that the exterior drain pipes were all collapsed from the underground downspouts. Had to dig up all the pipes and concrete to the street and replace. The basement had to be remediated and carpets, drywall, flooring all removed. Turns out nothing was covered by insurance. My insurance company told me that there had been a previous claim by the previous owners for water damage in the basement. So this was not unknown. How could they get away with not disclosing this? submitted by /u/Ok_Equipment3952 [link] [comments] source https://www.reddit.com/r/RealEstate/comments/1if0w4v/flood_history_question/

Issues with seller (we already closed)

Here’s an odd one and uncomfortable one for us. We closed on our home about a week ago. The buying process was smooth and easy, no issues with the seller at the time. Once we moved in we realized they didn’t clean, left large amounts of trash, left food(opened) in the fridge, left old broken workout equipment for us to now deal with(they told us it worked), and left some other miscellaneous items for us to deal with. We called our realtor and ours called there’s. There realtor came over and apologized, and helped in cleaning up the mess. Well here we are and we see the old seller is posting on social medial slandering us to our new neighborhood. Saying lies and nasty things about us, simple because “we complained”. We have no friends, moved to a state with no family. It’s honestly heartbreaking, especially for my family. Any suggestions on what to do? Do I reach out to my realtor or just try to move on? Sorry if this is an odd case. Never thought we’d deal with this. submitte...

Letter to duplex neighbour regarding cigarette odour?

As the title says, I’m curious about what this community thinks about sending the below letter to address cigarette odour invading my home. For six years my duplex neighbour was great, courteous wave or greeting when running into each other, she smoked outside, occasionally some karaoke a little loud and late which is all good. This past year she moved in some pos, he’s standoffish, they both now smoke inside a lot, I’ve had smokers visit me and tell me how bad my place smells, monthly 3 am fights lasting over an hour that go from inside to outside. “Dear neighbour name, I hope this message finds you well. I wanted to reach out regarding concerns that have arisen over the past year, as I believe addressing them now will help preserve both our living environment and the value of our shared duplex. As you know, we’ve shared this building harmoniously for over 6 years, and I’ve always appreciated your consideration in smoking outside during that time. However, since the smoking has mo...

Experience building with Scott Felder Homes?

We are planning to build with Scott felder homes but wanted to see if any had experiences to share (quality, timeliness, price wise) as the few reviews online are not very helpful. submitted by /u/Reasonable-Monk-438 [link] [comments] source https://www.reddit.com/r/RealEstate/comments/1idjznz/experience_building_with_scott_felder_homes/
