I thought some of y'all would find my experience with Zillow interesting since their public failure has been in the news and many people have wondered what would happen to the buyers under contract when the company announced they were shutting down their buying program. When I started the process of deciding to move, my realtor told me they were making stupid offers well over actual values, and that I should try them out before listing with him. I had actually requested a Zillow offer 2 years ago, And the offer we received was well below market value, and we weren't really in a rush to move at that time, so we let it go. CRM with IDX Search Management

So I made a post here not too long ago but didn't get a lot of responses. Instead of providing another long-form explanation, let me put it simply: I need a CRM that can capably replace CINC. We're using Follow Up Boss right now and I love how modern it feels, as well as the functionality it offers, but we absolutely need to be able to handle each lead's IDX/listing search and we need better transaction management. I'm continually having to modify searches in CINC since our ISAs work out of FUB and our Listing Coordinator is primarily using Google Sheets to track our current clients' transactions in tandem with Dotloop (which is required for our brokerage). CRM impressions: Boomtown doesn't have the deal tracking capabilities we need. It checks pretty much every other box, but the rep's insistence that we have to use a secondary service (while also mentioning their intent to integrate what I was talking about) really irritated me. MMJ use by tenant

The small 3-unit apartment that my family owns and that I'm sitting in as I write this has an open heating system. Cigarette smoking is prohibited, and the tenant here has been good about going outside to smoke cigarettes. In the last year, she obtained a medical marijuana card, and smokes skunk weed. Indoors. The smell circulates through the heating system. I probably wouldn't care if I didn't have respiratory issues and if it didn't make the whole place smell like ass. She's a good tenant so I can't complain. I did say something to her, but it still stinks. Your suggestions? Closing date getting delayed (potentially extensively) due to the county dragging their feet on recording the seller's deed. How common is this kind of delay?

I'm buying from a flipper/wholesaler. They bought the house on September 30th and put it up for sale a month later, but the county has an excessive backlog and is still working on recording deeds from that time period. We were scheduled to close on 12/29 but because the deed is still not recorded in the seller's name, nothing can proceed. It could potentially be months until the deed is recorded, as I'm checking my county's public records and there are still some deeds from July and August only getting recorded now (the bulk are from September/October, though). I know this is a bit of an unusual situation because of the fact that it was such a quick flip and that counties are normally not operating on such an insane backlog. Should i get a home inspection after purchase?

We bought a home and had to bypass inspections to get the house. Its been about 6 months and we still haven’t gotten inspections. Lima One mortgage worst investment property lender

Lima One mortgage servicing is the worst mortgage company I've ever dealt with. They do not send you a monthly statement unless you request one...each month. Yes, every single month you have to request to get your statement. Speaking of the statement, every other month I found a "mistake." Possibly why they don't send the statement. A couple of times they didn't pay the tax or the mortgage on time and had to get on them to pay the late fee. Also, when you do receive the statement it's more like a spreadsheet. So if you've had a mortgage for 36 months your statement will have all of the payments you've made so it's very difficult to read. We refinanced this year with another lender to get a lower rate and the hassle we got from Lima One trying to get the payoff was ridiculous. The folks you talk to there are really nice, but sharks and try to nickel and dime you the entire time. They do lend based on the asset, but what other investment non qual...

Assuming Property Management Role For In-Laws [NJ]

TL:DR; My In-Laws are looking for us to become property managers and ultimately take ownership of their owner-occupied rental property. What should I know beforehand? My In-laws have a 4-unit rental property in NJ where they currently reside. Due to age they are looking for my wife and I to assist with property management matters such as lease signing, collecting rent, and small fixes around the units. There is still a mortgage on the property and they essentially pay for it entirely from the rent collected from the other 3 units. We have recently moved to CA so assisting has been mostly completing repairs when we are in town. Discussions have recently moved towards my wife taking more ownership of the home, essentially what I understand as buying the house from her parents or getting it gifted or some sort of transfer. Owner says house was on market less than realtor webpage

Was talking with the seller of my house while I was getting keys and he said he only had the house listed for 5 days before I put my offer in. On realitor . Com it listed it being on the market for 60 days. Is that normal? Why would it list it as being on longer? Edit.
