Lima One mortgage worst investment property lender

Lima One mortgage servicing is the worst mortgage company I've ever dealt with. They do not send you a monthly statement unless you request one...each month. Yes, every single month you have to request to get your statement.

Speaking of the statement, every other month I found a "mistake." Possibly why they don't send the statement. A couple of times they didn't pay the tax or the mortgage on time and had to get on them to pay the late fee. Also, when you do receive the statement it's more like a spreadsheet. So if you've had a mortgage for 36 months your statement will have all of the payments you've made so it's very difficult to read.

We refinanced this year with another lender to get a lower rate and the hassle we got from Lima One trying to get the payoff was ridiculous. The folks you talk to there are really nice, but sharks and try to nickel and dime you the entire time.

They do lend based on the asset, but what other investment non qualifying mortgage companies are out there with decent rates.

I'm looking into buying a new construction townhouse in my HCOL US city. I'm seeing builders offering interest rate buydowns worth $20k-$60k on $800k homes (rather than just lowering prices) in order to keep their comps high for their other units, now that buyer demand has been declining. So that made me realize I can't trust comps/CMAs for other new construction townhouses. The sales prices could be way lower than they appear...
