Requests on home offer

We are placing an offer on a home and wanted to put feelers on our question before we asked our realtor. We wanted a home with a completely fenced in backyard but this home isn’t completely fenced. The company selling the home is a flipping developer. If offered more than asking enough to pay for a fence would it be an odd request to put in that they finishing fencing the backyard? ELI5 'capital gains' to me??? And are they worth using in this situation?

We're Millenials in our 30s buying a house in another city in New Zealand. So please break this down to ABCs for me. We currently own a house + mortgage. Our goal is to buy a home. That's H-O-M-E. Not a flip, not a buy and chuck, not a money grub, not a building to crash in. Before this current one, I've never truly owned a house, and the next one will be the first time I've ever picked the building I want to live in myself, let alone put my name on one. So please use very basic toddler English. Our original plan is to look for a house, come back sell+buy ect. Or rent for a while while we look while sitting on the money we have from selling. The end. Hey I’m 20 yrs old I live in California. So I’m on the verge of getting my real estate license and as I’m doing my research, results aren’t to well. I’m seeing that real estate agents don’t make too much. In my head I’m just like this can’t be true. I’m lost now I can not take care of my family on the income that their showing and this is the only profession that interests me. I come from a family that never really had much and I just want to be successful for a change…. Real estate was going to be my way to do so. Im trying to see what is the highest paying position in real estate? Would I make more attempting to flip houses? Is there any real estate agents that can give their input? My uncle is actually a really successful real estate agent but I don’t want to ask him and be too much in his business. Redfin vs Zillow, price changes

When checking few properties in Bay area this week, I have realized that Redfin stopped showing price changes. Zillow is still showing the price cut history. How should offers work with fixer uppers?

So I’m a first time home buyer looking at houses to buy and my realtor just made me feel really stupid and bad. :/ which I guess I can understand why but, the way they said it was kind of unnecessary and rude. Anyways, the story is that there was a house we were seeing for 150k and it was def a fixer upper. Like you could tell there was water damage, some sidings and floor was warped, etc. The layout of a part of the house also does not make sense and we would redo that. Basically, it was pretty bad and we all deemed it a fixer upper. After looking at the house, I thought okay this house is def not worth 150k. I could do 105-110k with this tho. Later, our realtor provided us a full inspection report from another buyer that recently did it. (Are they allowed/supposed to do this? Thought it was odd) After my SO and I read it over, there turned out to be way much more problems than we saw such as water damage from the roof that went to the attic down to the basement, mold, wood rot, ter...

Is buying and renting a good investment?

I am currently in a home that I bought planning to do a full reno. Great home, just needed cosmetic updates. I have now realized that with it being a bi-level, it is the perfect potential rental property and am currently renovating the basement for a second legal suite. I have no mortgage on this home and realize that there will likely be unforeseen costs, the “passive” income that could be generated has me leaning towards an investment property. I am looking for advice from others who are or have done this as the housing market in my area is very low right now and there is another property similar to mine that would be perfect to renovate for two suites. Which property is better, an apartment or a house?

For a great living experience , a row house would be good to live in. Also, you’ll be able to customize as per your plan, you’ll be owning land also. For living in the crowd , we mean to live between city/popular area, etc. The flat would be good to go , you’ll see appreciation for 8–10 years afterward depreciation starts with the age of the building. I listed my house with an agent who hasnt had a listing in 2 years and it was a disaster

I didnt realize how crucial it was to have an active listing agent. My agent being so desperate for a sale insisted I take the first offer that came in within 3 hours of the listing. I told her I wanted to wait for more offers. She said I likely wouldnt get any. Said my house would sit on the market 6 months. I said then I will have to rent it but I am Never taking the first offer in 3 hours on anything. After no more offers came in the next day she terminated the contract. Now i have to relist with someone else. How does one avoid this in the future?
