Hey everyone!
I recently purchased a 75 ft × 740 ft lot and I honestly have no idea what to do with it. It's in a great location - just 1 mile from the largest park in the city (over 5,000 acres), surrounded by established homes, and there are developers actively building in the area. But I have zero experience with land planning or development.
The Challenge: The lot is long and narrow, which makes it tricky. I've been trying to visualize different possibilities - single-family home with a long driveway? Multiple structures? Barndominium? Something else? I'm completely lost.
What I Did: Since I couldn't find a simple tool to help me visualize options, I built one. It's a free drag-and-drop canvas specifically for this 75×740 ft lot where you can place buildings, parking, roads, etc. and see real-time measurements and square footage.

The Real Ask: I'm not here to promote a tool - I genuinely need help figuring out what to do with this land. If you have any experience with land planning, site design, development, or even just creative ideas, I would be incredibly grateful if you could:
- Try designing something on the tool and share what you come up with
- Tell me what's realistic for this size and shape of lot
- Point out what I'm missing or not considering
- Share any advice about developing narrow lots
My Specific Questions: - What's a realistic building footprint for 75×740 ft? - How should I handle the long driveway/access? - The bottom 240 ft is in a flood zone - how does that affect options? - Should I be thinking single structure or multiple buildings? - What's the typical setback requirements I should consider? - Is this lot even worth developing or should I sell it?
About the Location: - 1 mile from 5,000+ acre city park - Surrounded by residential homes - Active development happening nearby - Nice neighborhood with good access - Flood zone on the back portion
I made a couple example designs in the gallery, but they're probably nonsense since I don't know what I'm doing. I'm hoping people with actual experience can show me what makes sense.
The tool is completely free, no sign-up required, and all designs are public. I'm not trying to sell anything - I'm just a confused landowner trying to figure out what to do with this property.
Any help, designs, or advice would be genuinely appreciated. Thanks for reading!
