For the ones interested in the growing self storage market of Germany, Switzerland and Austria - feel free to have a read of my data analysis.
The self storage industry in the German-speaking part of Europe (the so-called DACH region: D = Germany, A = Austria, CH = Switzerland) has grown massively over the past decade. But despite cultural and economic similarities, the markets look very different when you compare size, pricing, and structure.
Germany - the giant
Germany is by far the biggest market with ~375 providers and nearly 1,200 facilities.
- Berlin: ~83 facilities, average price €221 per unit (about €29/m²).
- Munich: the most expensive city, €353 per month for 11 m² (~€32/m²).
- Hamburg: ~28 facilities, average rent €232 per unit.
Beyond the big cities, suburban garage-style storage is still very common. There’s also a growing “pick-up & delivery” trend, where providers collect your items and store them offsite.
Switzerland - the premium market
Much smaller in scale but easily the most expensive. Limited space + high demand = high prices.
- Zurich: CHF 286 per unit on average. Units are small (7.4 m²), which pushes the rate up to ~CHF 39/m² - the highest in the entire region.
- Geneva: the highest monthly rents at CHF 415, but units are bigger (almost 15 m²), making the per-m² cost lower than Zurich.
- Bern & Basel: CHF 258-274 per unit on average.
Overall, Switzerland = fewer facilities, smaller units, but way higher costs.
Austria - the fastest growing market
Austria is heavily centered on Vienna, but regional cities are catching up.
- Vienna: ~165 facilities, average €200 per month for very small units (5.9 m² → ~€34/m²).
- Innsbruck: €170 per month for 4.9 m² (~€34/m²).
Outside the capital, garage-style storage remains popular, but more branded facilities are popping up in regional hubs.
Takeaway
- Germany → scale and diversity
- Switzerland → premium prices and density
- Austria → fastest growth, especially beyond Vienna
What unites all three? Self storage in DACH is no longer niche. It’s becoming mainstream - shaped by urban pressure, lifestyle change, and limited living space.
