Too high expectations?

Sorry if too long-

Ok…My fiancé and I are trying to buy our second home due to relocation from a larger city (Phoenix) to smaller area in another state (Iowa). I’m in the new area alone working while my fiancé in fixing up our first home to prepare it to sell. I am the one that found the realtor for our first home and worked exclusively to make sure we got a solid home at a great price. I liked my realtor in AZ because he would look at the things while touring homes that we wouldn’t have thought of being new buyers. Fast forward to now-

I reached out to a local realtor team and a newer realtor responded really fast. I agreed to sign the agreement and start touring homes. The more I work with her the more I feel like she doesn’t have the same skills or knowledge as our first realtor. I am not sure if I’m just having too many expectations or if she is just showing up to make a sale and move on. Here are the highlights of my concerns so far-

  1. She comes to the showings prepared (sometimes) with print outs but doesn’t know more beyond that. She will ask me to refer to the paper when I have questions. I ask about age of roof, water heater, furnace or just more about the house etc and she always says the inspection will let us know if it’s good or not.

In one house there was water proofing in the basement due to water damage and it looked weird with the tarp looking thing not being secured to the wall. I asked her to get more information about what that was about from LA and she told me to research water proofing basements so I get a better idea of how it’s supposed to be. I guess I am not used to this. Our previous realtor would be in there inspecting those things first while we looked at the layout of the home etc. and would have knowledge or get more information if something looked weird or if it could be a big expense for us later.

  1. I have brought up concerns about possible large ticket expenses (like bathroom remodel or kitchen update) and she will say those things easy to fix and moves on.

  2. She has made comments about how the market is heating up (which it is) and I need to act fast but when I want to make an offer she says she can’t put it in right away cause she has ABC going on and “we have time cause there are no other offers”.

  3. When wanting to make an offer I want to include some closing costs. She keeps saying I should keep it to $2k only and that it’s actually offensive to sellers to ask, so she is steering me away from wanting to include (especially in homes I like that need more updates). She is also recommending I not offer much below asking so I stay competitive which I guess I understand.

What I do like about her is she is responsive (within 2-3 hrs) to my messages and can add houses last minute to tour which I love, but I don’t know if she has our interests in mind or if she just wants to show up, make the sale and move on or if my expectations are too high?

Any advise? I don’t know if I need to find a new realtor or do the research myself before meeting her?

Question With Tricon "Pending ID".....

My wife and i, along with 2 other peopl applied to rent a house, and our application says "Approved, Pending ID". Anyone else know what that means? Making offers on houses not listed for sale.

I want to buy a home for retirement. I am looking at lots of options, mostly focusing on the locations that appeal to me. I see lots of Zillow estimates of homes that look like great deals to me. Are these estimates accurate, even though similar houses in the same area that are for sale are usually priced much higher? If so, is it realistic for me to try to make offers to owners that do not have their homes listed? Would a realtor even consider helping me do this? Or, do these values indicate that the houses listed for sale are overpriced, and I should just lowball until someone accepts?
